Beautiful double rooms in lovingly-renovated home

With our wonderful long-term tenants moving on to buy their own home we have three double rooms coming available in our 4 bed house.

It's a lovingly-renovated, spacious and characterful home with large common areas, modern appliances, and a beautiful sun trap garden full of fruit trees.

We're looking for people who want to make a home for themselves, put some plants around, enjoy the space, and generally create a nice little nest, people who want a relaxed and calm environment they look forward to coming home to rather than four walls and a bed.

People who are kind, friendly and respectful and who will keep the place clean and tidy without being chased (very important), ideally social and up for a chat, cook or grab dinner together etc, but also respectful of everyone's space.

The rooms are all doubles, spacious (more so than appears in the photos), come furnished and available for single occupancy only. We could consider couples, but would require aoccuoancy of two rooms as there's a strict 4 occupancy max in the house.

Loft room - £775 - super bright, up on the third floor by itself and with its private staircase, it's the most private room in the house. It has tonnes of eaves storage for storing larger items if needed.

Cream room - £750 - South facing, overlooking the garden, and full of natural light.

Blue and white room - £690 - slightly smaller, with street views, a big window bringing in lots of light, and lovely old pine floors, same as the cream room.

There is off-street parking available for one, or two cars at a push (currently not occupied), plus loads of on-street parking on the adjacent road, no permits etc required.

Bills are all included, other than wifi, which is installed (ultra high speed, good connection throughout the house), but paid for seperately.

A bit more about the house:

Spacious common areas - There’s a good-sized comfy living room with two big sofas, which adjoins a lovely glass-roofed dining room/work space, complete with a long table that’s great for dinners or for homeworking.

High spec kitchen - Lovely, very well-equipped high-spec kitchen with granite work surfaces and a large five-burner, three-oven range cooker ideal for keen cooks or group cooking. Two large fridges (two people to each fridge) and a freezer, as well as plenty of extra storage space in the adjoining utility room.

Two bathrooms - Super powerful rainfall shower upstairs complete with a luxurious deep fill bath, double sink and toilet, while downstairs has a powerful electric shower, toilet and sink.

Garden - There's a beautiful garden complete with cherry and apple frees, a huge fig tree in the centre, and grape vines. Feel free to make it your own, grow veg etc.

Location - It’s a 15-minute drive into central Bristol, 25-30 minutes on bike along the excellent traffic-free Bristol-Bath cycle path, and 45 minutes in bus (bus stop opposite). There are a number of good pubs close by, a Tesco Express and Spa/Post Office two minutes away, and a Lidl, Sainsburys, Iceland and Argos all within walking distance. There are tennis courts close-by in the beautiful Page Park, and for those who enjoy nature and the outdoors, you’re only a short cycle from rolling Cotswold hills and some fantastic road and off-road cycling, as well as picturesque countryside walks.

Wifi - The house has wifi extenders installed to ensure this reaches all the rooms. This room has standard 60Mb/s internet which is ample for homeworkers, or even for gaming, multiple streams etc

A bit more about the landlords - We're not your 'typical commercial landlords' and have tried to provide a really nice place that people can really make their home in. We're attentive and responsive to any issues that may arise, and just generally keen to provide a top quality and harmonious living space as opposed to eeking out all we can financially from the place. Trained in architecture, we put our blood, sweat and tears into the renovation, and the most important thing for us is to have people who'll both enjoy and take care of it. If any issues arise during the tenancy, beit with the house or personal, we're on hand to help in any way we can.
