SUMMARY:
Do you want to be 1 of only 4 tenants to share a fully refurbished house (from basement to roof!) Victorian house, on a quiet side street in Totterdown?

THE BEDROOM:
Light, large double bedroom, furnished with a double bed, large desk, wardrobe & chest of drawers. There is an en-suite shower room with sink & toilet.

THE RENT: Rent includes some bills, (Water, TV & ultra fast broadband). Energy costs, are split among all tenants (a £65 estimate is added to the monthly rent and adjusted every 3 to 6 months for under/over payment, based on actual consumption).
A £35 council tax contribution (50% of actual costs) is also added per room per month.

THE HOUSE:
The house is mid-terraced, 3 storey Victorian house. There is a new, fully fitted kitchen & large, bathroom (for the other 3 tenants) with new flooring throughout. There is a nice, light dining/living area adjacent to the kitchen with a wall-mounted TV, and an L-shaped leather sofa & armchair, with a glass, extendable dining table.
All windows are double glazed, with new central heating & fully insulated, this is a very comfortable, WARM house!
The small outside area has a secure space for bikes & chairs in warm weather.

LOCATION:
Hillside Street is very conveniently located: less than 2 mins walk from the cafes & bars of the iconic Paintworks district, or Lower Totterdown (Banco; Eating Room etc); & 10 mins walk (or 4 min by bus) to Temple Meads. There is free parking outside.

THE IDEAL TENANT:
You will be a professional &/or graduate student, experienced with house shares, respectful of the other 3 tenants & highly responsible with regards to cleaning up after yourself & keeping the house generally clean & organised.
It is NOT for couples, to make sure common areas are not too busy.
You will need clear proof of income (if a graduate student), or employment, & previous landlord references will help your application.
In summary, this house will suit tenants who want a quiet, clean, comfortable, conveniently located house to live in & are tired of renting in scruffy, shared houses.
