Double room available now & single room available from 8th January 2025
I am looking to rent to individuals rather than a group of friends but you can message separately.

Double room includes large wardrobe, large storage cupboard, new single bed and mattress, small table, lamp & view over large backgarden with lots of trees. Double room also a full size fridge as limited space in kitchen fridge. This room does not have an en suite.
Room 1 contains large fitted wardrobe & storage with two large mirrors, large chest of drawers, single bed, bedside table, chair, 5 shelves fitted to the wall and reasonable sized window which opens well. This room is next to hot water boiler so warmest room too. Reasonably sized too & decorated at beginning of year.
Rooms 2 contains wardrobe, chest of drawers, decent sied fridge, bedside cabinet & small bookcase. Reasonable sized window which also opens well. Reasonable size too & newly decorated.
Downhead Park is a quiet area near to centre for shops and businesses, Campbell Park and Willen lakes, also some shops incl Post Office, Co-Op & Takeaways at Neath Hill. Also not far from junction 14 on M1. A short walk up the road to two bus stops. Wouldnt take long to walk to town centre either :)
House - large garden & conservatory. Lounge has two large leather comfy sofas, open fire, sky+ and 42" TV. Kitchen has larger double range cooker, microwave that cooks as well (convection), large US style fridge freezer and plenty of cooking utensils & cutlery etc. House has good wifi internet with unlimited downloads. Washing machine & dryer in garage. Bathroom has bath with intregrated power shower.
Prefer working professional people with English as a first language (or have good English) always nice to have a chat after work although the main thing is that we get on & communicate well enough.
I have one (bossy) male cat and chickens in aviary too. My kids 16 & 18 also visit occasionally and every other weekend so need to be child friendly (and no criminal record please).
Will require a security deposit and 1 month in advance, think this is standard though. Ideally would be good to see two references incl one from your place of work and the other from current residence? If possible a Subject Access request (£10) or a Criminal Records Bureau check would be required. May be open to offers on rent and deposit, depending on demand.
I am 47 Dad, easy going, like to have a laugh, like lots of music and films, sci fi / fantasy & comedy and rock in particular. Often out & about with and without kids doing stuff and I work long shifts away so you will often have the house to yourself. Looking for friendly, sociable house mates too :)
Non smokers preferred or otherwise ok to smoke in the back garden. One month`s notice needed when leaving so I can find a new occupant and given if room is needed back, unless in exceptional circumstances.
I dont mind reserving a room for a week for £100 off the deposit, any more than a week I`ll be looking for payment of £10 per day to reserve.
Anyways will be pleased to meet you.
