The kitchen is equipped with a microwave, toaster, washing machine (which has a large quiet drum), multiple large fridge freezers, electric fan-assisted oven and gas cooker hob. The bathroom has a shower and bath and there is a separate downstairs water closet.

I would prefer to have a tenant that wants the room for more than three months, say six months or a year.

The house is warmed with central heating and this gives almost instant hot water. There is also double glazing, cavity wall insulation and loft insulation to keep the house comfy.

Overall the house has eight living spaces or bedrooms due to the two storey extension.

There are no extra bills - no need to sign up to long term utility contracts. The rent covers the cost of internet, gas, electricity, insurance, water rates and council tax (band D).

There are drying facilities in an airing cupboard and outside, there is a rotary clothes drying frame.

The room is fed with an externally amplified TV aerial connection for the best signal. The wireless internet connection is via 802.11ac with wired option (1Gb twisted pair Cat 8) also available. Both are super fast.

The house has bicycle locking rings. It is located close to a late opening supermarket (Sainsbury's Brooks Road / Coldhams Lane). There is extra storage space available in the loft and garage.

The house is located in a quiet cul-de-sac, at The Paddocks, Off Coldhams Lane, Cambridge, CB1 3HG. The What3Words website address is "Scouts Issue Trial". The actual location as displayed on the Spareroom website's generated map is inaccurate by about 20m. The map and pictures that are part of the advert that I have provided are more accurate.
