Top floor of house (bills included in price)

Hi! My name is Katherine and I am currently living by myself but looking for a lodger.

My house is a three storey townhouse and I have the top floor to rent out so it’ll really feel like your own space. This includes a double bedroom, en-suite with bath/shower, and a living room.

I work full-time during the week, but at home most of the time during school holidays as I work in education. The house is in close proximity to the city centre (7-minute drive) and there are local amenities and nice cafés less than a 5-minute drive away. There is also a bus route that goes through the estate.

In the bedroom there is a bed, bedside table, chest of drawers, ottoman and wardrobe available for you to use. There is currently a single bed in there but you are welcome to put a double bed in if you wish. There is also plenty of space for a desk and chair if you wanted to put one in for work. Broadband is fast and is included in price.

The bathroom contains a bath/shower and is right next to the bedroom, essentially an en-suite as it will only be used by you.

The living area is also on the top floor and has a sofa, tv unit, tv and bookcase which will only be used by you (there is a living room on the middle floor which I will use). The tv comes with an Amazon Firestick.

The only reason that I would be up on the top floor is to access the airing cupboard and the remaining room which I will use for storage/drying clothes, so you really do have your own living quarters to enjoy.

The kitchen is on the ground floor which we will share, it's a nice size and you will have your own cupboards to store food (plates, cutlery, pots and pans, air fryer etc are all there for you to use) and the washing machine is available in the utility room.

The house has a garden and off-street parking outside the garage, which is accessed through the garden.

I have a dog who will be at the house on alternate weeks. He is an incredibly friendly Labrador and mostly stays downstairs. I would accept a lodger who comes with a dog if they are well-trained and get on with my dog (especially important that they can be left alone together with no concerns).

All bills are included in the monthly price. I am looking for a friendly, trustworthy and clean professional male or female to share my house with. I am friendly and calm, quite driven so on the go most of the time but would love to have someone around who I can chat with and who has a bright positive energy.
