This would suit someone who appreciates a peaceful home environment but also values connection — whether that’s a chat over tea, a shared meal now and then, or spending time in the garden.

1. Sunrise room: Bright sunrise facing double room with bed, mattress, wardrobe, curtains and desk space included
- Comfortable and inviting space, ideal for both working and relaxing
2. Sunset room: Bright sunset facing double room overlooking the garden with bed, mattress, wardrobe, blind and hideaway desk/micro office bureau included

- Brand-new, fully equipped kitchen with modern appliances
- Newly decorated shared bathroom with both bath and shower
- Cosy shared living room with seating, faux log burner, TV & Fire Stick
- On-road and shared off-road parking available
- Fully equipped utility area with separate washer and tumble dryer
- A second ground floor shower room is being installed this year

Garden & Lifestyle
- The house has a large garden with seating, firepit, lawn, established red, green and crab apple trees, Sycamores, a large Bay tree and a developing allotment-style growing area.
- If you want to grow your own food, I welcome you to get stuck in.
- Next door has a free roaming bunny and growing garden and we often share excess veggies, pickles, etc.
- I'm also establishing a small nature area, with a pond for newts and frogs which visit the garden alongside hedgehogs, squirrels and many birds.

- 10 minutes’ drive to city centre, Queensgate Shopping Centre & train station

Who This Would Suit
Looking for reliable, trustworthy, respectful, clean and tidy female lodgers who:
- Enjoy a calm, respectful and reciprocal home environment
- Are friendly and open to occasional shared time (but not a party house vibe)
- Have creative or crafty interests
- Might like gardening, plant care, or being outdoors (a bonus, not essential)

House Guidelines
- No smoking or vaping
- Pets considered based on size and temperament (trial period to ensure compatibility)

Rent
- Sunrise room: £500 per month (Plus £550 deposit required)
- Sunset room: £600 per month (Plus £650 deposit required

Deposits
- Sunrise room: £550 deposit required
- Sunset room: £650 deposit required
- Additional deposit to be agreed if you'd like to decorate your room but it should be discussed and agreed in advance.

Bills
- Bills are not included to ensure everyone is conscious and accountable for usage. With growing costs of living we can all be aligned on keeping costs down and fair. I'm transparent and share the costs monthly, calculating fair split between occupants.
Example bill splits are approx £60 in summer to £140 in winter. This all depends on occupants/usage/season, etc. Council Tax Band D
