Hello
I'm Richard and I'm a friendly sociable person who works as a PE teacher at a local secondary school.
From the 21st February 2026, I will have a large double room in my large four-bedroom house available for rent to share with myself, my friendly cat and a lodger renting my other spare room. My daughter also has a bedroom, but she's away traveling and I only see her occasionally each year.
I'm looking for a clean and tidy person (male or female 20+) to share a quiet house with all the modern amenities. Must be working (not working from home) or at university and able to pay monthly rent, with one month deposit and one month rent in advance.
Ideally looking at a minimum of a year, but either party can end the contract after three months (details in the lodger agreement).
About the room:
Room (approx. 2.4 x 3.7 with a fitted sliding wardrobe area 1m x 180m) chest of draws, bed side cabinet, desk and chair with shelf above.
Bills and WiFi are included as well as toilet paper, laundary and dishwasher tablets.
One month’s deposit and one month’s rent up front.
About the house:
The house is a large four-bedroom end of terrace with a large double extension so plenty of room.
The house is set back from any roads so very little traffic noise or distractions so perfect for studying or chilling out. There is a large bathroom upstairs (opposite bedroom) with plenty of cupboard space and a large walk-in shower (unfortunately, bath is not usable).
Everyone has use of the front and back gardens, both lovely to sit out in through the summer with a glass of wine or a beer. The lounge area is private, as I need my own space.
Looking out onto the back garden is the beautiful large modern kitchen with all the amenities. You also have your own seperate fridge and freezer. For cooking there is an Induction hob, oven and two air fryers and extractor. There is also ample cupboard and storage space in the kitchen and throughout the house which you will have access to. There is a small utility area including a washing matching and tumble dryer and there is a small downstairs toilet next to the utility room. There is also a very large hall/dining area with a large table that is available to use.
I have a cleaner who comes once a week (included in the rent), but I would expect the house to stay reasonably clean and tidy. However, I'm not a clean freak, just like the house to be tidy.
The local area:
The house is situated in the lovely village of Waterbeach in Cambridgeshire a few miles north of Cambridge. The property has ample parking and is just a short walk to the village green, which has numerous shops including, Village Shop, which includes a Post office, One Stop, bakery, pharmacy, café, three pubs, optician, hairdresser, Chinese, Indian and renowned fish and chip take-aways and an evening kebab van. There is also a large Tesco, which is a five-minute drive.
Transport links
The mainland train station (Greater Anglia to London Kings Cross and takes one hour) is a ten-minute walk, three minutes by car, and has a car park. There are also buses into Cambridge, but these aren’t very frequent. There are also numerous cycle lanes into Cambridge including a lovely ride along the river and a brand new cycle lane..
Driving from Waterbeach to the centre of Cambridge is six miles and a 25-minute drive, to Cambridge Science Park it is four miles and a ten-minute drive (both longer in peak times). Ely is eleven miles and 28 minutes. By train, Cambridge station is nine minutes, Science Park (Cambridge North) is six minutes and Ely station is 11 minutes. Trains to London run frequently and take around 55 mins
