Looking for a lodger to stay in my family home

Hello,

I have two rooms available for lodgers in my lovely family home, as my children have now moved away. Each bedroom has a double bed and is fully furnished, with a wardrobe (with a full sized mirror inside), desk and bedside table. There is one shared bathroom between both available rooms, this has a bathtub and a shower function. I’m looking for female lodgers only as I am a woman myself and feel most comfortable around other women. I would prefer to live with professionals or mature students.

The house is located in a quiet, serene suburb of Chester called Upton-by-Chester. Each bedroom will be available for £600 per month rent, with bills on top. A month’s rent to be provided up front as security deposit. A guarantor is essential, but if you do not have one then we can discuss this.

About the rooms:
- Fully furnished, beautiful oak wardrobes built in
- Both bedrooms have large bright windows, one overlooks a small park and the other overlooks the cul-de-sac with a view of the front garden
- Shelving in both rooms to keep books and other decorations, bedside table with storage space, underbed space that can be used as storage space.
- Desk space in both rooms, one room has a desk chair, other one does not have this.

More about location:
- Countess of Chester Hospital 20 minute walk away, or 5 minute drive.
- Chester town centre 10 min drive, 20 mins by bus.
- Closest bus stop 2 mins walk
- Bache Train Station 15 min walk
- Tesco Express 5 min walk, as well as several other local shops in the area
- Large supermarket Morrisons 15 minute walk away, Aldi is 5 mins further down the road.
- GP surgery and pharmacy is 10min walk or 2 min drive
- Chester Zoo 5 min drive, Cheshire Oaks Outlet 15 mins drive.

About the home:
- Private, gated close, no white vans allowed
- Front and back garden, with outdoor seating area in the back
- Parking space, maximum of 3 cars in the driveway
- We have a piano that can be used but you would need to tune this first. We do request that the piano is not used past 9pm as we have elderly neighbours.
- Fully equipped kitchen with dining area.
- A brand new fridge to be shared between both tenants.
- BT Broadband, this is £29 for the household and is likely to increase, but we will share between us.
- Council Tax band F

- Communal areas will be the corridors and the kitchen.
- Lodgers must be willing to share chores and adhere to a rota for housework.
- 6 months minimum stay.
