Room/Houseshare available

I am currently looking for someone to replace my current housemate as she will be moving out in a few months time.
The house is fully furnished apart from the bedroom that will be available for rent. Room is big enough for a double bed, wardrobes and a dressing table. There is also a spare cupboard in the bedroom for extra storage.
I do own cats which are normally out for most of the day and outdoor rabbits as well. You will not be responsible to look after the animals or cleaning etc. I may ask you to feed them if I go away for an evening but that would be all.
I'm studying to be a nurse so can work long hours and have many hobbies too!
Council tax band is C, however if the housemate happens to also be a student, we are not eligible to pay for the council tax and this will be split amongst us if the tenant is not a student.
The price includes all bills excluding food.
The house consists of a living room, kitchen which are both fully furnished, bathroom and 3 bedrooms, one of which being mine and the spare room which I use as an office.
There is a garden available at the rear of the property and parking available also for 2 cars, I use one space, so space for another car.
Rent is to be paid direct to landlord and all other bills will come to me. Rent is to be paid the 1st of each month and the bills come out on the 16th of the month.
Visits to the property are welcome and it would be nice to get to know the person I will be potentially living with.
I am not 100% sure on when the bedroom will be available but it could be in the brackets of the next 12-20 weeks.
