Welcoming plant-based (vegan) home in central area

Lovely room in welcoming, friendly home on the outskirts of the town centre.
10-15 minutes walking, 5 minutes drive from Erddig country park
5-10 minutes walk from Bellevue Park, 2 minutes driving. ,
5-10 minutes from town (a few minutes drive)
2-5 minutes to the nearest supermarkets (walking)
About 20-25 minutes walk (10 minutes drive) to the train station.

Shared bathroom with a lovely shower, shared kitchen, some bills included such as Wifi.

Sometimes access to the kitchen is restricted in the afternoons as we have a home clinic downstairs, however that's usually only a few times a week, and we often work away, so you will have the house to yourself a lot too.

We do have a big shared agreement for you to consider - due to both allergies and to empathy ethics - to only have plant based foods in the home. Whatever people eat elsewhere is up to them, not going to judge, but this is a little plant based haven in what is mostly non-vegan world, and really reassuring to know not going to have an allergic reaction in own home. This means zero meat, fish, eggs, milk, honey, ghee, etc - anything that has come from an animal in that way. Fruit, veg, legumes, grains, foods labelled vegan etc of course all welcome.

We currently Airbnb this room, which is great, and short term stays are welcomed still. Still we are looking for longer term potential too.

While non-vegans are totally welcome and have enjoyed their stay here (great reviews on Airbnb, and we are a super host), longer term you might want to be already plant/based vegan - as it's a lot to ask of a non-vegan to have only non-vegan food and drink in the house long term!!

Rather than being a money-maker for us, this is more of a money saver as all income from the Airbnb currently goes towards bills, house maintenance and improvements, and expect that as a spare room on here it will too - it's a great house, though there's always something to maintain or improve it seems! Ongoing!

Bills: We're thinking for the council tax (currently £194 per month) and Wifi (£28 a month) to be included in the rent, and then services that are metered, such as water, electric and gas to be dependent on your use.
We do have a smart meter so that we can export excess electric from the solar, so it's easy enough to monitor this fairly.

In the summer a lot of the electric is covered by the solar panels anyway.

We have an electric car charging point in the garage, and we do have a cheap overnight rate for this.

There's usually street parking in the close. When we are away there's a nice place to part on the residents parking area.

We use only plant based eco-products in the home, whether that's shower stuff, cleaning products, washing up and in washing clothes, and so are looking for someone else that does this too. This is really important to us too.

And we recycle everything we can! Even taking the soft plastic to the supermarkets - that is hard core!

We don't have a curfew or anything, though if things can be chill quiet after 10pm is great - for us - and our lovely lovely neighbours (they are seriously lovely)

We don't drink alcohol usually, but don't mind if others do.

We don't smoke or vape, and like a smoke/vape free home.

For sure pet free- though there is some lovely wild animals in our permaculture little garden. (Some herbs and often fruits for you to harvest for free too)

For sure it is racist-free, xenophobic-free, transphobe-free, homophobia-free home - please, please, only apply if this applies to you. This is peace loving home that welcomes anyone that appreciates our united diversities.

If you could mention that you agree to all the following that would help speed the process of renting the room to you, the contract includes:
I agree to only bring plant-based food and drink into the home
I agree to clean after myself or pay for a cleaner (we can help arrange this).
I agree to use only eco-products (for cleaning etc), and happy to recycle etc.
I confirm that I do not smoke or vape.
I am ok with shoes off in the home.
I am ok with this being pet-free

We love both socialising and having time to ourselves - so suitable for introverts and extroverts alike.

So depending on the person, this is either totally unsuitable for you, or a total dream of a spare room for you.
