On the Cornwall/Devon border within the Tamar Valley in an area of Outstanding Natural Beauty and part of the Tamar Valley UNESCO World Heritage Site.
The house sits in 35 acres.
THE house is within a 15 minute walk (5 minutes in a car) of the village of Calstock with its pubs and river activities. Also close to Gunnislake with its wider range of shops, post office and local Doctors.
Buses run between the villages with frequent stops
Trains are available from both Calstock and Gunnislake to Plymouth with free parking at both stations (sadly not at Plymouth)
The super market town of Tavistock is 6 miles away and served by the buses or 15 minutes by car
THE HOUSE
Set within 35 acres, the house is contemporary in design and is accessed by a sloping drive and gravel courtyard. All East facing rooms have panoramic views of the Tamar valley, West facing rooms with views across grazing land and woodland.
The house is detached with 10 rooms four of which are bedrooms

A single allocated parking space is available for each guest.

high speed BT fibre to the premises is available throughout the house
THE BEDROOM AVAILABLE
You will have your own front door key to your own hallway where you will find a window , a tall coat rack and a shoe rack.
The room available is an elegant singe bedded room, facing East, fitted with excellent quality wood triple wardrobe, wood framed bed with new mattress, tiled floor, TV, DVD, Netflix, curtains blinds and floor to ceiling glass sliding doors giving direct access to the front courtyard with extensive outdoor furniture.
INCLUDED….THE SNUG
A separate room (snug) 3 steps from your bedroom and facing west, is included and is fully equipped with a full size desk and office chair, pedestal lamp and electric extensions for computer etc (useful if you work from home) also a sofa, TV and DVD ( and set up for Netflix ) A standard lamp with up lighter and reading light is included. The window is fitted with matching blind and curtains and the room is ceramic floor tiled and also fitted with a rug.
BATHROOM
You have the joint use of a large and modern fully tiled guest bathroom comprising a bath with shower over and glass screen, toilet and washbasin. Also fitted are two large heated towel rails and a high floor mounted cabinet for toiletries etc.
The bathroom will be shared but only with one other guest..
MAIN RECEPTION ROOM
There is a living room which of course I am happy for you to share. This room has wall to wall high patio doors, an eye level wood burner and huge tv etc.
THE KITCHEN/ DINER
The fully fitted modern kitchen, including a 6 seater dining table, is shared.
This room also has high patio doors
All modern facilities are available in the kitchen
HEATING
The house is equipped with two high quality eye level wood burners and full central heating
LAUNDRY
The house has a modern washing machine and tumble drier. Outside is a washing line for use when weather permits

There is an identical set of rooms to that I am offering here (at the opposite end of the house)
I have 3 small dogs.
In this advert i have stated that pets will be considered. I am willing to CONSIDER a single small/medium breed dog but will need to be sure of its suitability and of course that it is not in the dangerous breed categories.
SORRY but we will not consider a cat. We live in the depths of the countryside with heavy bird populations!
Although close to amenities, this is a quiet rural location, close to the river, surrounded by fields and woodland.
I spend a lot of time outdoors when not working, keeping the gardens, land and woodland up together. I consider myself sociable and easy going. I enjoy the peace and quiet the setting provides.
If you enjoy the countryside you are going to love it here.
(Council tax is tax band E - but is included in the monthly fee along with all other bills)
