WHERE IS THE HOUSE?
Calstock.. PL18

On the Cornwall/Devon border within the Tamar Valley in an area of Outstanding Natural Beauty and part of the Tamar Valley UNESCO World Heritage Site as well as being designated as SSSI (Site of Special Scientific Interest)

The house sits in 35 acres

Situated within a 15 minute walk (5 minutes by car) of the riverside village of Calstock with its pubs, social club and river activities. Within a mile of Gunnislake with pubs, convenience shop, post office and local Doctors.

Buses run between the villages, Callington & Tavistock

Trains are available from both Calstock and Gunnislake to Plymouth in Devon with free parking at both Cornish stations

The highly regarded market town of Tavistock is approx 6 miles away and has available a Morrisons, Tesco and Lidl supermarkets.
There is also an indoor pool, various gyms, library, tennis courts, bowling and a beautiful riverside and canal side park.
Hospital, dentists restaurants etc.

THE HOUSE AND ACCESS TO IT!

The property is accessed by a long private and sloping concrete driveway leading to a gravelled & gated front courtyard. All East facing rooms have panoramic views over the Tamar valley. West facing rooms have views over grazing land and woodland.

Visitors are always bowled over by the beauty of the house, its location, views and it's setting.

The house is a converted barn made into a modern, single story building , and is contemporary in design with very high ceilings and ceramic tiled floors throughout. Massive floor to ceiling sliding doors across the whole east facing front and facing the Tamar valley.
The house is detached with 10 rooms in total , four of which are bedrooms, two doubles and two singles.

LIGHTING
High ceilings have allowed the lighting to be designed to be quite eye catching and functional , at least 6 different coloured glass domed lights per room all at different heights with no less than 12 each in the lounge and kitchen.
All lighting throughout the house and outside is low energy modern cool white LED.

FRONT COURTYARD

Plenty of space to enjoy the outside. Lots of outdoor furniture for dining and / or lounging for everyone.

PARKING
A single allocated parking space is available for each of the two let room, more parking MIGHT be possible. please explain your requirements.

BROADBAND
high speed 500 MGB EE fibre to the premises is available throughout the house

Normal television free sat channels are available throughout all televisions in the property.

TV licence is included.

Netflix subscription is included.

THE BEDROOM AVAILABLE

SINGLE ROOM WITH SEPERATE "SNUG"

You will have your own front door key to your own front door and hallway where you will find a window , a tall coat rack and a shoe rack.

The single bed room is an elegant and inviting room, facing east, virtual floor to ceiling patio doors and fitted with excellent quality solid Ash triple wardrobe with built in deep shelving and drawers and plenty of wooden coat hangers.
A solid wood single bed with good quality mattress and bedside chest with lamp. Tiled floor with bedside rug, wall mounted TV & DVD. All televisions are fitted with google chrome-cast enabling you to cast your own programmes .

Matching curtains & blinds.

YOUR SINGLE BEDROOM "SNUG"

A separate room three steps from your bedroom door and facing west, is included and is fully equipped with a full size desk and office chair, pedestal lamp and electric extensions for computer etc (useful if you work from home) also a very comfortable two seater sofa, another wall mounted TV and DVD and as already mentioned chrome cast facility, TV and Netflix.
A standard lamp with up lighter and reading light is included. The window is fitted with matching blind and curtains and the room is ceramic floor tiled and also fitted with a rug.

BATHROOMS
There are two large bathrooms...one with bath and shower over, the other with walk in shower.
Whichever bedroom you use you will have the use of ONE of the bathrooms and with a MAXIMUM of one other person (wherever possible of the same gender.)
The bathrooms contain...

BATH ROOM
A large and modern fully tiled bathroom comprising a bath with powerful shower over and glass screen, toilet and washbasin with mirror over. Also fitted are two very tall heated towel rails (one for each person) and a high floor mounted cabinet for toiletries etc. The cabinet is split into two sections meaning one section for each of the two people.
(The bathroom will be shared with one other person.)

SHOWER ROOM
Exactly as per the bathroom detailed above but with a walk in shower instead of the bath
The shower room will be shared with one other person.

MAIN RECEPTION ROOM

This shared living room has wall to wall high patio doors facing east , comfy seating and a large wall mounted Sony tv/dvd Netflix via casting etc.

THE KITCHEN / DINER

The east facing fully fitted modern kitchen, including a six seater oak dining table and six chairs , is shared by everyone
Fitted with wall to wall patio doors.
TV and dvd/Netflix via casting are high level wall mounted.
All modern facilities are available in the kitchen including a range cooker (usually only for winter use, its too hot to use in summer!) Panasonic combination cooker for warmer weather use, 2 x air friers, and 2 x large fridges and freezers, dishwasher, washer and drier.

HEATING
The house is equipped with full central heating

LAUNDRY
The house has a modern washing machine and tumble drier. Outside is a washing line for use when weather permits

For your information

Although close to most amenities, this is a quiet rural location, close to the river, surrounded by fields and woodland.

If you enjoy the countryside you are going to love it here.!

(Council tax is tax band E - but is included in the monthly fee along with all other bills)

VIEWING
The room and snug available is occupied until 24th April. When you are able to view i will arrange with the current occupier a mutually convenient date and time to suit all parties.
