Inclusive of Council Tax and reasonable Electric and Heating Usage, Water, Sewage, Refuse, and shared Use of the Bathroom (Shower Only) Sink & WC. (I have my own shower room) Also shared Use of Kitchen-Dining area and use of fridge-freezer, washing machine, cooker hob, microwave, kettle and toaster. I am quite happy for you to use my own crockery, cutlery, pots n pans if you'd like to. I do have an alternative room which I may consider letting.
The driveway, front and rear entrances are covered by CCTV. This is the Landlord's private home and is a non-smoking, non-drug, non-alcohol residence. And it also means not returning to the property drunk or drugged up! There is no objection to smoking (tobacco) outside.
If you desire a dry comfy room in a relaxed and peaceful home, then this is for you. If however, you want friends or boy-girl-friends to hang around with either in your room or stay over, then you need to find an HMO (House of Multiple Occupation) in which the landlord does not reside or your own self-contained flat.
The Government Right to Rent ID checks will need to be carried out regardless of nationality. My Insurance also requires a clean 5-year criminal record. Regret this home is not suitable for pets or children.
