Two room available from September 1st in this house-share of young professionals (Rooms 2 and 5, see floorplan). The incoming tenants will join a new joint contract which runs from September 1st 2025 to August 31st 2026.
The other tenants are 4 girls aged 20-30. Hobbies include art, photography, sea-swimming, etc. We would like to find two more young professionals/mature students of a similar age to complete the house.

-30 seconds to bus stop for Penryn Campus

The House:
The house went through a full renovation in 2018 that saw it entirely gutted before being modernised, insulated, decorated, and furnished throughout to a high standard. The house was largely re-painted internally in early 2025. The roof is being replaced at the end of August (this should not disrupt tenants as it will be done from the outside and be completed within one working week).The house was recently inspected and the council gave very positive feedback. All HMO, gas, electric, and fire certification is up to date. Key features:

Room 5 is a moderate double room 2.2m x 3.7m, complete with small double bed, bedside cabinet, desk, chair, and chest of drawers. The room was freshly painted this year. Monthly rent and deposit are both £595.
All bills and council tax (band C) are included in rent, except tv license.
Contract:
The house operates on a joint tenancy agreement which is renewed each year on 1st September, with changes in rent and bills based on the CPIH inflation rate and actual energy usage. The incoming tenants will sign a joint contract to run from their moving-in date to the end of August, before a new contract is agreed. This system seems to work well and many tenants have chosen to stay in the house for multiple years, or have even returned after living elsewhere. The contract and tenancy etc will follow all the requirements of the new Renter's Rights Bill as they come in to effect.
Landlord (me!):
I came to Famouth as a postgraduate student and have worked as a researcher at the university. I also have experience in building renovation and construction work. I have been a landlord for 11+ years so hopefully I have some knowledge of what makes a good rental experience. I am a member of the Cornwall Responsible Landlord Scheme and National Residential Landlord Association. This house was recently inspected and the council gave very positive feedback. I live less than 5 minutes from the property and can be contacted by phone/email/whatsapp at most times. I like to deal with problems quickly and really push for open and efficient communication between tenants and myself.
