Spare room in family home - village location

A female homeowner, 13-year-old child and friendly 9-year-old Springer Spaniel live in this four-bedroom detached house. The dog is trained not to go upstairs or into the lounge. My partner does not live here, but visits regularly and occasionally stays overnight.

I'm a pharmaceutical professional and use one room as my office. The spare room is very spacious and includes a zip-and-link super king bed (no bedding supplied, other than a waterproof mattress protector) and other furniture. My child and I use the en-suite, so you will have the main bathroom for your own use. The kitchen is shared. We prefer to keep the living room as our family space, although you're very welcome to join us if you'd like to watch TV with us from time to time. Many lodgers choose to have a TV in their room instead.

The house is located on a quiet lane in a village setting, with a lovely neighbour on one side and a playground on the other. There are beautiful woodland walks nearby, a garden, and a hot tub which you're welcome to use. There is plenty of off-road parking. The village has a pub, but public transport links are limited, so a car is essential for work, shopping and getting around.

All bills and broadband are included within reason.

The property is currently on the market, although no buyer has been found. Should a sale progress, I would provide a minimum of two months' notice.

This room would be particularly well suited to a professional woman working locally, such as an NHS employee on a temporary placement at Treliske Hospital, who is looking for a comfortable home-from-home for short- to medium-term accommodation. As this is a shared family home, a female lodger is preferred. No overnight guests, please. However, I am happy to consider other suitable applicants.
