Room in multi-floor Botanic flat available ASAP

Hello! Looking to fill a room in my flat for this year to take over my other flatmate's lease which ends August 3rd of next year :) I've no strict requirements other than age range (23-29) and that you're normal and reasonably tidy!

The flat itself's nice and big - technically it's a 4 bed but the last bedroom's light doesn't work & it has no storage so it's being used as a shared office space/recording studio/excess storage room. All the windows are double glazed as well so it stays nice and cozy in the Winter and any noise from the street is blocked out quite a bit. We've 2 bathrooms as well which is super handy!

I work a hybrid 9-5, so I work from home around 1-2 days a week and I'm very flexible in case of any conflicts with the shared office space if you work from home as well. I'm a musician and will occasionally use the office to record, but obviously I won't do so without permission from everyone else so it's not disruptive.

I'm available for viewings pretty much any time outside of my working hours (9-5 Monday through Friday) but I can free up a lunch break (1-2) when I'm working from home if it's more convenient!
