Small Double Bedroom to rent

Hello, myself (Nicky) and my housemate Ashleigh are looking for a new housemate. We’re both 27 years old, Ashleigh is studying her PhD with queens and I’m studying my undergraduate on with the open university. We’re ideally looking for a long term housemate who’s clean, tidy and friendly :)

The room has a small double, with room under the bed for storage and a wardrobe and bedside cabinet. There’s also a downstairs cloakroom and an attic for further storage.

There’s two bathrooms, one with a shower upstairs and one down beside the kitchen. There’s a washing machine and dryer, there’s also a drying line outside and we have a communal use drying rack as well.

In the kitchen, there’s a cupboard each and also a pantry shelf each. We put all our crockery and pots and pans etc together. There’s also a dishwasher which we love having so much. Though it feels like it’s on everyday sometimes. Cleaning products are communal basically but we don’t share are laundry products. All white goods are provided, I also have a rice cooker, coffee machine and air fryer which you’re welcome to use as well.

The room is £425 per month, paid on the first of the month. This is subject to a periodic 12 month review and may increase with inflation. The deposit is one month’s rent which will be held in a tenant’s deposit scheme. Electricity is a meter which we take turns topping up £50 at a time. Sometimes that does us a whole month but of course this differs based on the season. The gas bill is quarterly and I usually request the WiFi bill at the same time rather than do it every month when it comes out of my account, just to make this a bit simpler. We’re stating a new WiFi contract soon, so that should be £24 per month but will increase a few pounds after the year mark.

I myself am the live-in landlord, my Dad is basically my handyman and he’s also retired so any issues or problems do get solved pretty quickly. There is a paved garden out back, the plants out back are mine but you’re welcome to add any yourself! There’s also room out back if you need to store a bike, Ashleigh herself does this and she has a sheet that covers hers. You will have to bring it through the house or alternatively you can go up the alleyway out back but it’s easier to just go through the house really.

The room is available immediately. If you wish to move in before 1st November, it would be £13.70 for every day before the end of October. For example, if you wish to move in 19th October, you would need to pay a one off fee of £178.10 (£13.70x13) and then start the usual monthly rent on the 1st November of £425. This is just for my convenience to have the rents from both rooms come in on the same day.

We currently do not have rotas for chores or buying communal things, we’re all adults here if you see something needs done or bought we just buy it or if we notice one of the others did so recently we bare in mind to make sure to take the next turn.

This is a smoking free household, this includes vapes.

There’s on free street parking, we usually never have any problems getting parked on our street except for the nights football matches are on, which isn’t too often. We sometimes can hear events over on Boucher road but only slightly, nothing really bothersome.

Location is very good, Adelaide train station is at the bottom of the road and there’s a bus stop at the top of the road too, which is great for going directly into town. It’s easy to get to Boucher road going over the train tracks at Adelaide station. Plenty of coffee shops and restaurants nearby. M&S Foodhall and Tesco superstore are the closest food shops and they’re about the same distance from the house. The Spar beside the fire station is the closest shop that’s open early on Sundays. This the closest post office as well, at less than 5mins walk away. There’s also the post office in the spar on the malone road that’s open later, which is only 10/15mins walk away. The house is I’d say 35-50mim walk into town based on where you’re going. Queens McClay library is roughly a 25-30mins walk.

You’re of course welcome to have overnight guests so long as you drop a quick message in the group chat or mention it to us. If you have any partner wishing to stay over we’re completely fine with that, however if they wish to stay over say 3 days or more every week we will need to have a conversation about bills as of course our electricity and gas bills will increase with essentially another person living in the house, just to keep things fair.

Overall, I’d say we’re pretty chill household. Ashleigh is out of the house every weekday. I myself switch between studying at the library and home so I’m more in and out throughout the day. We’re looking for someone who doesn’t work from home, the bedroom is not really big enough for a desk and given I’m in and out of the house during the day we can’t really have someone working from home and taking calls in the living area. The odd work from home is okay, so long as you’re okay with me being in and out, but not on a regular basis especially if you need to do calls.

I think I’ve covered most things here. We looking to do viewings in the evenings between 6pm-8pm on weekdays or after 11:30am on weekends. It will vary slightly based on our schedule.
