The room is very spacious and very quiet being at the back of the house. As the house used to be a bed and breakfast there is also a basin in the room with hot water which is very handy! There is a double bed with newly fitted furniture and a blackout blind.

The location couldn't be better being a 5 minute walk to the center of town for a superb range of restaurants, bars, gyms and shops. Also a short distance away there is a Lidl, Tesco, and Asda for those weekly groceries or even closer there is a corner shop for them smaller items just down the road. Further down is junction 43 of the M6. A twenty minute drive and you arrive at the lake District, there are also transport links close by including the train station. There is Rickerby park not far away by the river Eden for long country walks.

The house is located on a section of road with an open space that carries a lot less traffic than further down so it tends to be a lot quieter.

The house itself is fantastic. Through to the hall from the vestibule there is a huge south facing comunal living room with a bay window and high ceiling that looks out onto an open front so there is a great sense of space. There is a large HD 65" smart tv and Youfiber 1Gig wifi with boosters on every floor to satisfy everyones needs and keep good connection.

There is a seperate utility room with plenty of worktop space, wall units, two washing machines and two new heat pump tumble dryers which are kinder to clothes.

The kitchen is a great lay out and size with plenty of worktop and cupboard space for every tennent. There is a dishwasher and a 7 ring gas hob, twin double oven, two large new fridge freezers, two microwaves and an air fryer. Cutlery, crockery and a range of pans and cooking utensils are also provided. Walking out of the kitchen you enter the large dining room with a large table and chairs and built in extra storage.

There is a new gas central heating system keeping it warm in winter, new double glazing throughout, new composite doors front and rear so you can be assured its a well heated, insulated and secure home.
The room is above average size.

There is a large block paved back yard with outdoor seating to relax and unwind in summer, also a secure lock up for those with a bike.

If space is something you desire then this could be for you!
