Cosy double room with storage for clothing

I am renting out my spare room in my home, i live here as well.
I have had lodgers before.
I am ideally looking for someone who can travel home at weekends as it works best for me. I have had lodgers before and renting to contractors is my preferred situation. Max stay is 3 months but lodgings can be arranged for another 3 months and so on.
Deposit isn't refundable as it pays for your first months stay. Payments need to be via the bank and always on time.
Kitchen and lounge can be used as well as access to the garden.
I do accept smokers however only outside please. Like to keep my home smelling fresh. Washing machine can be used for a small additional fee ( detergent and softener as well as electricity costs). Parking is on street only but I am covered by CCTV.
I will be clearing the room out if my for sale bits so dont worry.
