The house has been freshly decorated throughout, there is central heating, a separate log effect electric fire in the sitting room and free wifi and Virgin TV are included. Would suit a professional, air cadet or student.

The large double bedroom has a comfy Hypnos bed, large desk and chair for personal study. There is plenty of storage space in the three generous built in wardrobes and as well as beautiful views over the orchard. Two additional Velux windows also allow for star gazing at night and flood the room with sunshine during the day.

The spacious en suite shower room is for your sole use, with some storage in the airing cupboard. There is a shower, low flush WC and basin.


The fully equipped kitchen has an electric fan oven and gas hob, microwave, kettle and toaster; there is a 7kg washer/dryer and plenty of storage space for food stuffs. There is a full sized fridge/freezer.


At present there is a conservatory space off the sitting room which I use as my artist studio, however this is accessed separately and your space remains private.
Pets are considered by agreement and our 2 dogs and cat are not allowed in your space, unless invited. You will be free to use the garden produce (apples, raspberries and rhubarb particularly)

We perfectly situated for East Midlands Gateway (1.8 miles) Nottingham, Loughborough, Leicester and Derby. Travel links are superb: East Mids Airport, East Mids Parkway, M1 and A50 are within 3 miles and we are just two minutes away from main bus routes into Derby, Nottingham, Loughborough, East Mids Airport and Sutton Bonnington Uni.
The village centre with shops, pubs, cafes, restaurants and gyms is no more than 2 mins away and it is a very short walk to the river.
