This is a lovely, 2-bedroom house in the lovely saught-after upmarket area of Derby called Spondon. This end-of-terrace house is on a quiet road, within 300 metres of Spondon train station and 20 metres from Lodge Lane bus stops. 🚌 🚏
This property is perfect for people who are working at HelloFresh and the wider SmartParc complex, with just a 300 metre walk to the complex.
This property is also perfect for students. For students, I offer a complimentary Spectrum card for getting to university and back by bus or complimentary rail season ticket for getting to and from Derby railway station for Derby College.
Shops (e. g. ASDA Spondon) are all within either a bus ride or walking 🚶 distance. For larger shops, it takes just one bus ride into Derby city centre (see below for busses). For places to eat, there is ample places to eat in the centre of Spondon, and their is a McDonald's in ASDA, for those of you who want a quick meal.
This property has been recently renovated, including new windows and new kitchen. Electrics have been rewired and have an up-to-date electrical safety certificate, along with an up-to-date boiler certificate. Solar panels are installed… just in case you were wondering ☀️ ⚡️
There is only one room on offer, the en-suite room. I like to have the family bathroom, as I love my baths! 🛀 There are no other lodgers: just me, the live-in landlord.
I work two to three days a week from the office and the other days I work from home. 🏡
The house benefits from a wonderful relaxing south-facing garden 🪴 , quiet and peaceful. That's me: I like to be Master Shifu at the end of Kung Fu Panda: at peace... 🐼
The house has all modern conveniences, including a washing machine 👔, tumble drier, fridge, iron and ironing board, separate freezer, microwave, FreeView TV in the lounge, dining table, which you can use all of these for free.
What I do ask is that tumble drying is done at night, because I’m on a time-of-use electricity tariff and it’s about a quarter of the price to do tumble drying at night versus in the day and about an eighth of the price to do it at night, compared to the expensive rate from 4:00 P. M. to 8:00 P. M.
The room is an en-suite double room, but I'd much prefer a single person. I will consider two people, but that's negotiable on price.
There is free on-street parking, although there is a garage (with electric car charging point), but one would have to pay an extra charge for this, unless you are disabled.
Disabled access ♿️ can be provided, at no extra charge.
🚏Busses and local transport: From Lodge Lane bus stop, busses go into town and the other way to Nottingham (i4 and indigo services) and they operate frequently on a Sunday, too. The Ilkeston flyer goes direct into town, without stopping, but coming from town, it takes a different route and does not call at Lodge Lane bus stop. Similarly, the 20 bus (operated by Arriva) stops at Lodge Lane when going into the city and calls at many places, but it does not call at Lodge Lane going out of the city. 🚍
For buses going into Spondon, the 19 bus stops at Lodge Lane and goes all around Spondon (until 2PM Mon-Fri), and for the return journey, the Ilkeston flyer calls at Lodge Lane (carrying on non-stop into Derby city bus station). 🚉
For trains, services to Matlock (via Derby) and Lincoln/Cleethorpes (via Nottingham, Newark and Grimsby) call at Spondon. With well connected services at Derby to places like London St. Pancras, Plymouth, Birmingham, Cardiff, Sheffield, Leeds and Newcastle, while at Nottingham to places like Skegness, Grantham, Worksop, Manchester, Liverpool and Norwich, these are all a direct train ride away from the respective stations 🚂.
Coming back to the property itself, there is amicable space for a student to do their work and remote learning. We can work out how we do meals, as I’m pretty easy-going.
Fibre broadband 🛜 (100Mbps FTTP), wi-fi, council tax and TV 📺 are included. Phone line 📞 at £7/month extra cost.
No real preference on the type of person.
