Hi there, I have a spacious double room for rent. The house is in a quiet residential street and has a huge garden including a large shed at your disposal. The house itself is warm and cosy. I'm a quiet and friendly guy looking for someone who is also quiet and respectful and would clean up after themselves. This is not a HMO house but my home and it has one other, quite and respectful lodger whose room is separated from your room by 2 solid walls and landing.

Bills included in the rental price are water, gas and electricity (fair usage policy), WIFI and Council Tax.

The room is a large double room and is furnished with matching double wardrobe and a single wardrobe and 2 bedside tables. There is a freestanding mirror, double bed and new mattress.

The following will be provided free of charge and for hygiene purposes, will be new and unopened for the new lodger - Pillows, Duvet, Fitted Sheets and Pillow and Duvet cases as well as a Mattress Topper for extra comfort.

The room has also has a new console desk and a comfortable chair. There is also a new and unopened laundry basket and some extra storage space under the bed if required.

There is a brand new 43 inch 4K Samsung TV with all the usual streaming apps via a supplied Firestick.

Kitchen has a microwave, air fryer, kettle, toaster, cooker and washing machine and Dryer for winter clothes drying and a shared Fridge Freezer. Usual kitchen Utensils are all provided.

The property is very close by to shops (Tesco Express, Greggs, Fish & Chip shop, Kebab and Pizza place, Chinese and Indian Restaurant and a pub all within a 5 minute walk) with supermarkets close too and easy access to M1 and M42. Travel time from my place to EMA is 20 minutes by car, to M1 is 15 minutes. Good bus links with a bus stop just 1 minute from the front door.

Bathroom is downstairs and towards the rear of the property and has an electric shower. The dining area is spacious with lots of light. On street parking is available.

It is extremely important to me that you are clean and tidy and I can trust you to look after my house as if it was yours.
