Whole first floor in 3 story house, all bills inc

I have the whole first floor available to rent in a 3 story house. This includes a double room, a dressing room, a living room (this being the current large double room) and a bathroom.

I am advertising this as a whole because I have my two children stay with me at least 3 times a week so we'll need full use of the downstairs living room during this time. They're also often full of energy so you'll appreciate your own space! I also only want one lodger so I have no other use for the first floor except for the landing area. The idea is to take the double bed out of the large room and put a sofa in there.

The kitchen is a completely shared area but I'll need full use of the dining area just when my children are here. The garden area is also shared. There is also a garage (this can be used for storage if needed).

I am a very tidy person who likes to live in a clean house and am very considerate of the neighbours. Any potential lodger would have to be the same.
