Single room in quiet house

I have a beautiful single room available in Axminster. There is currently 1 lodger in the house. I live elsewhere but visit once a month to check in on the property (you don't need to be there!) to make sure everything is still in perfect working order.

The whole house is well furnished (including bedding) and you will have use of the bathroom, lounge, kitchen, conservatory and garden. There is also a garage with some space for storage.
One parking space is currently available on the driveway or there is on road parking.

The current lodger is very clean and tidy and is out most of every day so you will probably not see much of him! He is a smoker but generally smokes when he is out. If home, smoking is only permitted in the garden.

The kitchen is fully stocked with utensils and there will be plenty of space for food storage as well as a brand new fridge freezer. Full fibre broadband is included as well as all other bills.

The bedroom comes with 2 wardrobes. These have both hanging space and some drawers. The bed has space beneath it. There is also a bedside table and lamp.

The bathroom has bath with shower over. The shower is new, powerful, hot and has a large rainwater head. l as well as a second moveable head.

The lounge currently has no TV or TV licence so this will be needed if you decide to use this. It has a sofa bed, 2 arm chairs and a coffee table.

The garden has a BBQ and furniture with a fire pit. You are welcome to use all facilities provided.
