We have a lovely single room available in this quiet Victorian house. It is on the 1st floor with single bed, wardrobe, chest of drawers, bedside cabinet and lamp, with a fantastic view of the garden from the large bay window.

The house has a fantastic, well equipped kitchen, a good sized, private garden with sheltered decking and a table and chairs for al fresco dining, a secure covered area to keep bikes, and free on-street parking (no permits required).

There is a family shower room on the first floor, plus a shower room with shower, basin and toilet on the 2nd floor, so there are plenty of washing facilities. The kitchen, which has just been redecorated, has three fridge/freezers, a washing machine, tumble dryer, a dishwasher, microwave and double oven range. There is a good sized table and chairs in the kitchen, which overlooks the lovely garden, which is maintained by a gardener (included in the rent). There is a sitting room with 2 sofas and a TV with Virgin channels.. The broadband is via Virgin cable with up to 200mb of bandwidth so there is no problem with downloads for everyone.

The house is near the Quayside bars and restaurants (10 mins walk) and it is 15 mins walk to the City Centre. Sainsburys in Alphington is about 10 mins walk away. There is a major bus route about 3 mins walk from the house, and St Thomas train station is about 5 mins walk. The University campuses are within walking distance - about 25 mins for St Lukes and 30 mins for the Streatham campus. Exeter has well developed cycle routes so travelling by bike is easy, and avoids parking charges on the campus.

Existing tenants are all professionals in their 20s/30s - one tenant has been there for over 10 years! There are 6 bedrooms in all; 2 doubles that can accommodate couples, 3 doubles for single occupancy and one single. It is a friendly house and everyone does their share to keep the place clean and tidy.

All bills are included in the rent: Council Tax, electricity, gas, water, TV licence, gardening and wireless broadband.

References and a month's deposit (same as the month's rent) will be required. We will take up employment and previous rental references, but we will bear the cost of this, so you only have to pay the deposit to secure the room. The deposit will be placed in the Deposit Protection Service - one of the approved government schemes.

We are looking for professionals or mature students as tenants, who must be tidy and non-smoking (or prepared to smoke outside only). Sorry - no pets, and smoking is allowed outside only.

We are accredited members of the National Residential Landlords Association , so you can be sure that we stick to clear professional codes of practice. We use their Tenancy Agreement template, so you know everything is legal and up to date.

Street parking - but there are always spaces. The house has a lovely back garden, a newly fitted kitchen and my room has always been a good space to both work and to relax. The landlords are very welcoming, accommodating and very straightforward. This is a great place to live.
