TLDR; sociable 39yr old cyclist seeks housemate in Exwick, double room, loves music and rock climbing, £600 pcm with all bills included.

I'm looking for a new housemate in my lovely little 3-bed in Exwick. It will just be the two of us, meaning a spare room available for visitors, and plenty of space for us both too. You'll notice I used the word housemate, because although you'll technically be a lodger, I want to live with someone I get on well with. Interests including but not limited to:

- climbing (I work in the industry)
- cycling
- hiking
- music (vinyl/CD collection to peruse!)
- running
- beer
- pizza
- coffee (for free at work and home!)
- cooking
- board games (Scrabble anyone?)
- chilling and watching TV (almost 40...)

I live in a quiet area of Exwick near the top of a hill, right next to the beautiful Barley Valley Park on the green circle, and from the windows I have a view of the city. The area is perfect for walking and cycling, and is only 20mins walk to town. You'll need to be prepared to scale a steep hill back home though!

Inside, I have a nice social space in the living room with stereo, turntable, TV (netflix/prime), 2 sofas, coffee table, books, music collection, desk with office chair and monitor if you like to work from home, and my beloved bicycle, which recently returned from a 3-week tour around the south west coast of England.

The kitchen has absolutely everything you need to cook and another good social space to eat and drink. It's relatively new, done to a high spec 6 years ago.

Upstairs, you'll find a brand new bathroom finished October 2026, with a powerful rain-head shower and handset, and heated towel rail. Your room had a comfy double bed, a desk, a large chest of drawers and a clothes rail. You can swap out the drawers or desk for a very large wardrobe, pictured above.

There's a spare room for visitors who are welcomed within reason, and if you have a partner he or she would be welcome to stay occasionally too. My girlfriend is often here, and I am often at hers for days on end or travelling, so you'll find yourself chilling with the place to yourself.

I'd like to commence viewings immediately, and I am very flexible on times given my work schedule. Weekday daytimes often work, as well as evenings and weekends. I would like someone to commit to 6 or 12 months, and indefinite rolling after the minimum term works for me if you enjoy it. I just ask for a couple months notice before you leave. And if you don't, I may well be moving out some time in the next year, so you may end up here alone or with another housemate.
