These furnished rooms are in a recently renovated Victorian terraced house, close to the seafront, the town centre and the station. Choose from en-suite, half en-suite and private-bathroom rooms, so there is likely one to suit your budget. Every room is finished to the same standard and ready to move into.

AVAILABLE ROOMS (per calendar month, all bills included)

- Room 06, ground floor (no steps): £500. Double with a private marble-effect tiled bathroom just across the corridor. 3.95m x 2.40m (13' x 7'11"). Uses the ground floor kitchen and living room.
- Room 14, 1st floor (half landing, one flight of stairs): £600. Double with a half en-suite (private toilet and sink) and a shared shower room. 3.30m x 3.06m (10'10" x 10'). Uses the ground floor kitchen and living room.
- Room 18, 2nd floor: £750. En-suite double with private shower, toilet and basin. 3.99m x 3.35m (13'1" x 11'). Uses the 2nd floor kitchen.
- Room 19, 2nd floor: £700. En-suite double with private shower, toilet and basin. 3.97m max x 2.97m (13' max x 9'9"). Uses the 2nd floor kitchen.

Each rent is fixed for that room. We do not invite or accept offers above the advertised rent.

BILLS INCLUDED

Gas, electricity, water, council tax (Band G) and fast broadband are all included, subject to a fair usage policy. There are no accounts to set up in your name and no top-ups. Any charge for use above the fair usage allowance is limited to the actual cost.

- The Strand and town centre, with cafés, shops and restaurants: 7 minutes (0.3 miles)
- Exmouth railway station, on the Avocet Line with direct trains towards Exeter: 8 minutes (0.4 miles)

Exmouth sits where the River Exe meets the sea. The beach is popular for watersports and swimming, and the Exe Estuary Trail gives you a walking and cycling route along the estuary towards Exeter.

TERMS

- Agreement: assured periodic tenancy, in line with the Renters' Rights Act 2025. It rolls monthly with no fixed term, and you give two months' notice to leave.
- Occupancy: one person per room
- Pets: you are welcome to ask, and every request is considered fairly
- Licensing: fully licensed 21-bedroom HMO (licence issued by East Devon District Council), with 4 kitchens and 19 toilets/shower rooms
- Water supplied by South West Water

MOVING IN: WHAT YOU WILL PAY

- Holding deposit: one week's rent, which takes the room off the market while we process your application. Once you are approved, referenced and the agreement is signed, it goes towards your deposit or first month's rent. It is refunded in full if we decide not to proceed, or if no agreement is reached within 15 days (unless we agree a different deadline with you in writing).
- Deposit: one month's rent, protected with the Deposit Protection Service (DPS)
- First month's rent: payable only once everyone has signed the tenancy agreement, ahead of your move-in date. We never ask for more than one month's rent in advance.

Room by room (your holding deposit counts towards the total):

- Room 06: holding deposit £115.38, deposit £500, first month's rent £500. Total to move in: £1,000
- Room 14: holding deposit £138.46, deposit £600, first month's rent £600. Total to move in: £1,200
- Room 18: holding deposit £173.07, deposit £750, first month's rent £750. Total to move in: £1,500
- Room 19: holding deposit £161.53, deposit £700, first month's rent £700. Total to move in: £1,400

No admin fees, no referencing fees, no renewal fees and no hidden charges. All payments comply with the Tenant Fees Act 2019.

By law, we may only keep the holding deposit if you give false or misleading information, fail a Right to Rent check, withdraw, or fail to take all reasonable steps to sign by the deadline. If we keep any of it, we will confirm the reason in writing within 7 days.

OTHER PAYMENTS (ONLY IF THEY ARISE)

- Rent paid more than 14 days late: interest of no more than 3% above the Bank of England base rate
- Lost keys or security devices: the reasonable cost of replacement, evidenced in writing
- Changes to your tenancy at your request: up to £50, or reasonable costs if higher

HOW TO APPLY

We welcome enquiries from everyone, and the process is the same for every applicant: referencing, a Right to Rent check and proof that you can comfortably afford the rent. That includes applicants on benefits such as Universal Credit, and benefit income counts towards affordability. You will receive our privacy notice, explaining how your personal data is used and kept under UK GDPR and the Data Protection Act 2018, ahead of any personal details being collected. We are registered with the Information Commissioner's Office (ZB176165).
