Large double room available end of September

Hi my name is Nick, I'm seeking to replace my current housemate who is moving out before the end of September and I am keen to fill the room as soon as possible. The tenancy is already secured, but you will need to pass the usual referencing and right to rent checks for the property before you may be added to the lease via the estate agent. No deposit will be necessary for the new housemate.

The house itself is a spacious Victorian terrace house on Knighton Road. I will be covering all utilities and other household bills, including Virgin Media & Gigabit Fibre. The location has great on-foot access to the city centre and public transport, and on-road parking is available via permit.

I have two friendly indoor cats, and enjoy a relatively active lifestyle; I will frequently be out of the house when not working from home Monday to Friday. At home I enjoy music, movies, board games, and videogames.

I'm a respectful housemate, keeping the space clean and tidy, and respecting sound levels during the evening, and would like to find a housemate who shares these values.

You will have exclusive use of the larger double bedroom, and shared use of a fully-furnished living room, well-equipped kitchen, and the bathroom with bath/shower, there is also a small outdoor space with a table and chairs.

The bedroom itself is available partially furnished (wardrobe, television unit with TV and soundbar, and a double bed which will be provided by move-in), or if preferred I can arrange for it to be left unfurnished.

The living room includes a large screen television, virgin media, surround sound, and an Xbox, all available for the new housemate's use.
