Two-bed in Totnes with dog and garden, double room

Hi! I’m Sam, and if you're looking for a chilled, lovely home with NO DEPOSIT, this could just be the perfect room for you 😊

THE BASICS:
I am looking for a short-term subtenant to take the large bedroom in my beautiful two-bed house, where I am the main tenant (I've put myself down as the "live-in landlord" as you'll be paying rent to me, but we'll be housemates really). The house has a lush big garden and is in Bridgetown, about 5–10 minutes’ walk from Totnes town centre.

You will be staying with myself and my beautiful dog, Miguel. We are both friendly and easy-going, and generally enjoy the company of humans! I work from home but am out and about a lot of the time.

THE PARTICULARS:
You will need to be willing to sign a sub-rental contract, which you’ll be welcome to use for benefit applications if you need to, and be registered as resident in the house for council tax purposes.

DURATION AND RENT:
I was planning to move into this house with a friend, but he's currently unable to move to Totnes, so I’m looking for someone for a few months initially (available at least until April), possibly continuing long term if he's still unable to move in by then.

The rent includes your rent, energy, water, internet and council tax, as well as living in a house that will be furnished and decorated by myself and where I will also provide some other additional basics and manage all the finances and landlord communications to give you an easy life.

Because the furnishing and decorating is taking longer than I’d hoped, you'll be moving into a house that still needs some work done, so I'm willing to negotiate on the rent amount, with additional options to make it even cheaper for you such as if you choose to pay a deposit, take the smaller room, or help with the decorating. The rent for the room will be higher for a couple.

ME AND MY LIFESTYLE:
I am very community-minded and would ideally like a tenant who is too. Introverts are very welcome however, and I will leave you to it if that’s what you want! I am sociable and my friends will likely be in and out of the house on the regular, so you need to be OK with that. I try to be as respectful as I can to my fellow humans at all times, and will listen if there are areas where you feel I can be a better housemate.

FURNITURE:
As the room is not yet furnished, this could be a good opportunity for someone who has furniture that would otherwise need storing, and as long as you get in here before I’ve bought furniture for your room, you’ll be welcome to keep yours in there instead.

If I am furnishing the room for you, we can liaise on what you need and set it up to your spec. I’m aiming to sort the painting, furniture and carpets in your room ASAP, and will then move my focus to the rest of the house, so there will be some disruption but I’ll be working to get it all set up as soon as I can. I intend to constantly improve the indoor and outdoor spaces, so the house will always be getting nicer to live in!

PETS, KIDS AND OTHER THINGS:
I’ve said no pets in the ad, but am willing to discuss this as a possibility depending on the pet (cats are a definite no-no, but animals in tanks or cages are fine in your room as long as you take responsibility for keeping them out of Miguel’s jaws, and other dogs are unlikely but might be possible if they get on with him). If you have a kid, whether they're permanently with you or you have shared custody, I'm also willing to discuss this as a possibilitiy.

In general, I’m willing to be flexible with almost any aspect of the tenancy as long as we can find an arrangement that all parties are happy with, so contact me if you want to discuss any particular needs you have.
