Hi! I’m Sam, and if you're looking for a chilled, lovely home in Totnes, this could just be the room for you 😊

THE BASICS:
I am looking for a subtenant to take the large bedroom in my beautiful two-bed house, where I am the main tenant (I've put myself down as the "live-in landlord" as you'll be paying rent to me, but we'll be housemates really). The house has a lush big garden and is in Bridgetown, about 5–10 minutes’ walk from Totnes town centre.

I am social and mostly easy-going, and generally enjoy the company of humans and animals! I work Mon-Fri until 2pm and at other times I hang out both at home and out and about.

THE PARTICULARS:
You will need to be willing to sign a sub-rental contract, which you’ll be welcome to use for benefit applications if you need to, and be registered as resident in the house for council tax purposes.

I have ticked disabled access as it is technically possible to get into the house in a wheelchair via the back garden gate, but it's a bit tricky really and the bedroom for rent is upstairs. However, depending on your disability this might be suitable for you.

REGARDING SMOKING, the house is a no-smoking space but I'm OK with you smoking in the back porch as long as you keep the back door open and the inside door closed so it all blows outside.

DURATION AND RENT:
I’m would like someone to move in for a few months initially to make sure we are compatible as housemates, continuing long term assuming all goes well.

The monthly rent amount includes your rent, water, internet and council tax, as well as living in a house that will be furnished and decorated by myself and where I will also manage all the finances and landlord communications to give you an easy life. The only bill that is not included is energy (gas + electric), which we will split down the middle – I imagine that on average, as long as we don't use too much heating this will cost us about £80–100 a month each on top of the published rent of £555 (note: the rent will be a bit higher for a couple).

ME AND MY LIFESTYLE:
I am very community-minded and would ideally like a tenant who is too. Introverts are very welcome however, and I will leave you to it if/when you want! I am sociable and my friends will likely be in and out of the house from time to time, so you need to be OK with that. You're also welcome to have your friends and family round to visit or stay.

You can place your furniture however you like in your room; if you want to change any of the decoration or the layout in other parts of the house, we will have a discussion about that and come to an agreement. I have some rules, eg re smoking (see above) and shoes off inside, and I prefer if we both take responsibility for keeping on top of the cleaning and washing up, etc.

I try to be as respectful as I can to my fellow humans at all times, and will listen if there are areas where you feel I can be a better housemate. Communication is extremely important to me, especially in my home, and I want to feel like I can raise any concerns, issues or questions and I want you to feel like you can too, so we can openly discuss any practicalities that need sorting out or conflict resolution situations, coming to a conclusion and agreement that both / all parties are happy with.

FURNITURE:
The room is fully but lightly furnished, so if you have a couple of bits of your own furniture or you want to choose some extra storage or other items to make it complete for your needs, this can be arranged and I'm happy to buy what you need for your room as long as it fits with my taste and budget! I can also put some items into the attic if you're bringing some of your own furniture with you, so I'm open to a conversation about that.

My intention is to constantly improve the indoor and outdoor spaces, so the house will always be getting nicer for us to live in. You're welcome to help out with this but there is no expectation for you to do so :)

PETS, KIDS AND OTHER THINGS:
I love animals so am happy to consider you bringing your pet to live with you and will basically agree to any animals as long as I'm not concerned they will be dangerous, messy or a nuisance. If you have a kid, whether they're permanently with you or you have shared custody, I'm also willing to discuss this possibility.

In general, I’m willing to be flexible with almost any aspect of the tenancy as long as we can find an arrangement that all parties are happy with, so contact me if you want to discuss any particular needs you have.
