Double Room in Quiet Home

Hi,

I'm looking to rent my spare double room to the right person....I am a little anxious as I've had a bad experience with a previous lodger, but hopefully the next one will change that! 🤞

I live in the house with my 16 year old daughter and our friendly dog, Willow.
I work full time in a school and my daughter attends college. Willow mostly enjoys a good walk, sleeping and tummy rubs!
My partner and his son live elsewhere, but we spend time at each others' homes at weekends and school holidays, so occasionally there are more people in the house, sometimes less.
We are generally very quiet and chilled, keeping ourselves to ourselves. Although Willow can sometimes get a little excited when the lead (or cheese) comes out!

The house.....

In Parkstone/Branksome with less than a 5 minute walk to Ashley Road and the regular bus services or less than a 10 minute walk to Branksome train station. It's also very close to the new M&S Food, John Lewis, etc.

The room.....

Bright, south facing spacious double room.
Comfortable small double ottoman bed (with storage space under and bedding, if required).
Bedside 2 drawer unit with lamp.
Cube shelving unit.
Desk with chair and lamp
Wardrobe with hanging space and drawers.
Mirror.
Smart TV with Netflix and Amazon Prime access if needed.

The house (shared)....

Fully equipped kitchen with allocated cupboards, fridge and freezer space.
Shared family bathroom with shower over bath (my daughter has her own ensuite, so it is generally just me and house guests using this).
Utility room with toilet, shower, sink, further cupboard space, a washing machine and separate tumble dryer.
** If wished the shower in the utility room can be for your sole use, but the other utility room facilities will remain shared **
Vodafone Full Fibre 910 Broadband.
Dining room/conservatory.
Large garden with outdoor dining area (in the warmer months), BBQ and washing line.

On road parking only, which can be tricky at times, but a space can always be found on the surrounding roads.

I am looking for.....

A female working professional (student considered) who is reliable, clean, tidy & respectful.

Rent....

£595 per month (all bills included).
£300 deposit required.
