Newly refurbished double room

We have a double room becoming available for a lodger from 13th November onwards.

The room was fully refurbished and redecorated this summer. This included the installation of a new sealed floor with sound-deadening insulation, new plush underlay and carpet, new double-glazed windows, new fitted wardrobes, and a new radiator. New plug sockets were installed, along with a new TV aerial socket, light switch and ceiling light. The windows are covered with blackout Hillarys Roman Blinds (new in 2024).

The room is furnished, and features two built-in wardrobes. Furniture can be provided or removed to suit your needs. The room currently contains:

• Double bed with pocket-sprung mattress.
• Bedside table / chest of drawers with built in LED lighting (app-controlled colour and brightness).
• Solid wood chest of drawers.
• Fold-out table / desk with chair.

Other available furniture includes a TV stand and IKEA TROFAST storage.

The rent includes the cost of bills for water, gas, electricity, council tax and fibre broadband (currently a 900 Mbps connection). The house has gas central heating and a new top-of-the-range Worcester Bosch boiler was installed this year. The house is covered by a TV licence.
The large communal kitchen features lots of equipment available for your use, including a gas range cooker (new this year), a large Ninja air fryer, a Ninja ice cream machine (new this year), a Tassimo drinks machine, a George Foreman grill, a microwave, a kettle, a toaster, a washing machine (new in 2024) and a tumble dryer (new this year). A dedicated fridge and freezer will be provided.

We have a large garden which is available for your use at any time. We also have a driveway featuring a washing line and car washing facilities.
We are a family of three - 2 adults and a 6-year-old child. We have 3 rabbits that mostly live outside. We also have an existing lodger.
Vaping inside the room is permitted. Smoking is permitted outside, but not inside the house.

The rent stated is for a single lodger. Couples are also welcome, but this would cost an additional £50 per month.
