Description

The accommodation is part of a 4 bedroomed house with a shared bathroom and downstairs toilet, and is available from 3rd November 2024. It is suitable for a single person and is furnished with a double bed, a wardrobe, a chest of drawers, a bedside table with drawers and a wicker chair with room for a small table/ desk if needed! Free use of pans, crockery and cutlery, oven, microwave oven, dishwasher, washing machine, tumble drier, vacuum cleaner, iron and ironing board! Various consumables are freely provided such as toilet tissue, antibacterial hand wash, kitchen towel! Free use of tea towels and hand towels in the kitchen and downstairs cloakroom! Bed linen can be provided upon request but all own washing and bedroom room cleaning and vacuuming should be kept up to date by the lodger themselves! The lodger will be held responsible for clearing up and cleaning up after themselves and any of their guests in any of the communal areas! Room inspections take place occasionally with adequate notice from either the land lady or lodger!

The room on offer is situated at the front of the house overlooking the front garden and driveway.

The house is located in a quiet cul-de-sac and is only a ten minute walk away from a public slipway into Poole harbour at the bottom of Lake Road which is ideal for water sports enthusiasts and others who appreciate the beautiful views across Poole harbour which can also be seen from various places nearby including Hamworthy Park, only a ten minute quiet walk away with its beaches, free tennis court, free adult exercise equipment, kayaks and climbing apparatus hire, childrens’ play area and newly refurbished cafe. In the other direction there’s another pleasant walk to Lake Pier and Ham Common Nature reserve with a kayak club and stunning views across the harbour towards Arne RSPB nature reserve. Sandy beaches are a similar distance away from the house.

There are two very friendly cats, Horatio and Nelson and a small friendly, quiet dog, Sandy who have access to the utility room and garden. They are allowed into the house during the day but not in any of the bedrooms! The utility room also contains an automatic washing machine and a separate tumble drier. There is a downstairs cloakroom with a washbasin and toilet situated next to the utility room and a back door leading to the garden where there is a rotary clothes drier and peg basket, a patio with a swing-seat and Chimenea for outdoor gatherings on warm summer evenings!
There are two wired fire alarms in the house and a burglar alarm. Pedal cycles may be left in the locked garage with permission and there is room for a car on the driveway which is lit by a street lamp at night!

The Yachtsman Pub/bar/ restaurant with beer garden and quiz night is only a five minute walk away. There is a local CO-OP convenience store about a fifteen minute walk away which is normally open from 7am to 11pm daily and a newsagent, a hairdresser, a fish and chip shop, a coffee shop, restaurants, pubs, beaches, yacht clubs and bus stops serving Poole, Hamworthy, two train stations, Asda in Poole Co-op convenience store is closeby and easily walkable from the house.

Poole bridge and quay is about a 25 minute pleasant walk away or approx. a seven minute cycle ride through Hamworthy park and across Poole bridge.
