Hi, I'm Kevin. I let out two rooms to lodgers. I have one lodger named Jakub who lets out the single room, and my spare double room is now available. One of us is straight the other gay. We're both very clean, tidy and respectful and are looking for the same.

The place is a well-kept, detached, 3-bed house (2 doubles and 1 single) with free on-road parking, and a large/long back garden, on a quiet residential street.

The room available is a good size double with bay windows. It is recently painted with new shutters, and has french mahogany furniture and mattress purchased last July.

Included is a double sleigh-bed, a chest of drawers, large wardrobe with two drawers, two small bedside tables, each with two small drawers, and an ottoman. The wardrobe and ottoman provide storage options, although there is some loft space should you need it too.

The whole house is shared, inclusive of shared living-room, dining-room, kitchen, bathroom and garden. There is a working open fire in the living-room, but the whole house has central heating.

The house is 5 minutes walk from the bus-stop on Herbert Avenue for buses towards Poole and Bournemouth. The nearest train station is Branksome, and there are two Beryl Bike and Scooter stations 5 minutes walk away. Nearby is a Tesco Express and Co-Op. Even closer is a decent fish and chip shop!

More about the house;

The Kitchen has an oven, oven/grill, washing-machine, and microwave. Note there is no dishwasher or tumble-dryer. There is an indoor washing line in the dining room with dehumidifier and central heating that dry the clothes.

The bathroom has a deep bath, and a fixed overhead shower; the shower is fed from the taps so it is low-pressure but sufficient.

Duvets, pillows, linen, and towels are available if you need them. There is some loft space if you need to store some items.

Smokers and vapers welcome, but smoking outside only, and vaping probably bedroom and outside only.

References needed are just a character reference and a reference from your current/last landlord.

I would love to consider your pets, but I would need to be assured you'd keep on top of cleaning up after them and put in the extra effort needed to keep the communal spaces hygienic, free from smells, odours, and excessive hair.

If you think your pet wouldn't damage furniture then allowing them in the bedroom would be fine. If you want you pet to be able to sleep on your bed this would likely be subject to an increased deposit.
