Description
Five furnished double rooms available as a guest stay in a beautiful house in West Canford Heath, on the northern outskirts of Poole and within 5-10 minutes walking distance from three supermarkets as well as workplaces on the Nuffield Industrial Estate.
So, we are looking for clean, considerate and professional non-smoking individuals or possibly one more couple who would like to stay with our friendly housemates. The house and garden are well-maintained since also being marketed as a family home or as an ongoing HMO (without the need to apply for change of use).
The house is furnished with a peaceful homely decor. Downstairs, there is a shared fully-equipped open-plan kitchen/diner, a relaxing lounge with 50" TV and DVD player, plus a bright gym/leisure room. Upstairs, there is a fully-tiled shared bathroom with a 3-way mains-pressure shower over the bath, plus a separate adjacent shower room conveniently accessible from the gallaried landing.
Services in each room include a shared fast-fibre wifi, a freeview TV connection, two double sockets with USB connections, plus anindependent smoke alarm. The house itself is fitted with fire-safety doors throughout, with integrated smoke/heat detectors in the two main reception rooms, the hallway & landing (both with convenient automatic lighting on entry).
The kitchen/diner has a large shared fridge/freezer in the recess, a double oven with grill, a four-ring gas hob, a microwave oven, with a washing machine & tumble dryer in the utility area. The kitchen is fully stocked with pots & pans, crockery, utensils & cutlery. Outside, there is a sunny garden with bordering shrubs, India-stoned patio with a lit fountain, plus a bricked BBQ area with outside table to enjoy breakfast or evening meal in the company of other housemates or friends within a smoke-free zone.
The house is 15 minutes by bike from Poole town centre with its bus & rail stations (less than three miles), and 10-15 minutes by car from Wimborne (five miles) or Bournemouth (six miles) and 20 minutes from Hurn airport. There is a regular bus service into Poole, plus an hourly service between Broadstone and Bournemouth via Tower Park leisure centre. The house is five minutes walk to a modern Lidl store across from a small fishing lake, or just five minutes by car to Asda and either of two nearby Tesco stores. The house is also close to protected heathland if you enjoy running or off-road biking. There is ample free parking, either on the wide paved driveway on a first-come basis, or directly in front of the property in the quiet cul-de-sac. By arrangement, there is also space for locking your bikes in the garage.
All utility bills with the wifi are included in the rent. There is a hygenic clean-as-you-go policy to maintain a healthy environment in the house. There is an option of paying £35 extra per month for a regular weekly professional cleaning service of the communal rooms although by default each housemate takes their turn on the weekly cleaning duty rota. For a couple, the rental rate is £175pcm extra to cover a higher share of the bills, including council tax (band F), water and all energy costs, and this includes a separate fridge or double space in the large shared fridge, plus the use of a large base cupboard in the kitchen area for your food.
