En-suite double + parking, 3 mins to the beach

Hi, I'm Azzeddine! I'm moving to London for a new job, so my room in our lovely two-bed flat on the West Cliff is available from 21 December.

The room
A bright double bedroom with its own en-suite bathroom, high ceilings and big sash windows looking out onto the trees. It comes furnished with a double bed and mattress, a large mirrored wardrobe and a bedside table.

• First floor of a gated period building: very quiet, surrounded by greenery, with really friendly neighbours
• Spacious living room with a bay window, sofas and a dining table
• Kitchen with gas hob, oven, dishwasher, washing machine and fridge-freezer
• Two bathrooms, so the en-suite is all yours
• Gas central heating and double glazing
• Off-street parking, bike storage and a communal garden

The location
• 3 minutes' walk to Durley Chine beach
• 10 minutes' walk to Westbourne's cafés, restaurants and shops
• 15 minutes' walk to Bournemouth town centre

Your flatmate
Duncan is a professional in his 40s who's staying on. He's easy-going and loves football and working out.

Costs
• Rent: £668 a month, bills not included
• Bills: around £220 a month per person on average
• Council tax band D
• Deposit: £770, paid to the letting agent when you sign the tenancy

How it works
You'd take over my place on the tenancy through the letting agent, and the landlord will need to approve you. Referencing usually takes 3–5 days. You'll need to be employed (with payslips and bank statements as proof of income) or studying with a guarantor, and have no CCJs or bankruptcies. If you're self-employed, they'll ask for three years of self-assessment. A previous landlord reference helps but isn't essential. There's no minimum stay.
