The house is comfortable, warm, clean and welcoming - on a quiet street, just off Dumfries town centre, within easy walking distance of railway station & 2 supermarkets. Sunny private yard & bicycle/store shed. On-street parking and a free public car park nearby.

Shared sitting room, bright kitchen with French window to the yard with bicycle shed.

The room is south-facing and has a full-sized double bed as well as ensuite.

The tenants are peaceful, friendly and responsible young professionals (in 20s and 30s). A young professional or a sensible student would fit in well with them. A couple would be welcome, or 2 friends (twin beds) for a surcharge of £60/month i. e. £375 per person per month.

Rent includes all housebills (utilities, council tax, superfast wifi, licence for communal TV, waste disposal and water). There is a washing machine & dryer. House is double glazed with gas central heating.

The house is not suitable for parties (working people) although the housemates are sociable.
