Nearly all bills are included within the £800 (council tax, water, sewage and broadband along with basic heating - in all they add up to almost £200 in value per month).

Electric is not included within the £800. We share the standing charge, and you pay for the electric you use.
The electric bill may potentially add a further £60-£100 pcm to your costs depending on your usage (cheaper in summer).

Heating is part central heating (large radiator in living room and bedroom) which is included, and part newly fitted low energy infrared heating panels.
You will have your own hot water tank for your power showers.

I live in the attached house and may occasionally need to pop over, but basically you will have the place to yourself.

Would suit professional (young or not so young).

There is off-road parking, and patio area outside front of property.

The property is located on a country road in the small village of Cileau Aeron, not far from Aberaeron. There is a bus that you can catch up on the main road that takes you into town and further afield.

There is good walking nearby - a stones throw from the Aeron river and Llanerchaeron is just a mile or so down the road.

Very peaceful, light bright and homely.
