Lovely Quiet Double Room and Use of All Amenities

Hi,
My name is alan, I am a pretty laid back bloke, and I am looking for a quiet, non-smoking or vaping over the age of 35 who is clean and tidy ( Strictly no younger please) and full time working, to share my very nicely decorated , large fully furnished house , in a quiet area. There is plenty of parking , and it is close to near on every type of shop you could need , and not far from bus/train station. All amenities included , including washer drier’ cooker ‘microwave’ pots pans’ lightstream internet etc , even a set of bedding if needed .. I have spent a lot of time and money getting my house looking like it is , and for a single bloke I am pretty proud of it. It has a large secluded south south facing back garden, that is a sun trap in summer , its lovely to lay and chill (depending on British summers of course). Obviously everything is there to use by the tenant , and to think of it has their home, and not just a place to sleep.
You will have your own large quiet 13x10 room for you to chill , and have your own , privacy. It is fully furnished with good quality furniture and plenty of storage , and laminate flooring etc. and I promise the photos do not do the room or house justice .There is a 49 inch television in the room for when you want to chill and relax , but if you wish to sit with me I am quite happy to sit watching the telly with you, as i said its your home as well. I promise you will love this house/room everyone does when they see it.. the rent is £520 per calendar month or £120 per week. I don’t ask silly bonds, i only ask £200 which is returnable if tenant vacates room. But You must give at least one months notice , so I can re’advertise room again, and it’s a minimum of three months stay. I will give the tenant a proper contract after one months trail for both of us , and make sure we are compatible and happy etc. I also give a receipt every month , so you have proof of payment and to claim back on tax if wish.
I think you will have an idea of what I am looking for , and what I expect, but obviously I would first meet candidates and discuss things in more detail.
