PLEASE NOTE: This room is just for ONE person who is a full-time student, if you're not a student will need to pay Band A council tax. No couples sorry due to council regulations.

Lovely recently renovated studio in a quiet residential street with free parking and private entrance available for one person to rent. Less than 5 mins walk to the train/bus stop and Brighton university and from there it's only 6 minutes by train to the city centre and to Sussex university. There are also a number of local shops and takeaways in the vicinity.

The room contains:

- Large LCD screen, streaming box for movies/series with HDMI and audio cables to connect a laptop/console etc if you need to

- Cups, cutlery, crockery

The rent is £850 including bills and 125Mb fibre optic broadband. Preference given to tenants who are able to pay at least 3 months rent upfront (1st month and last 2 months rent of contract).

There is a washing machine and dryer to use

The contract is a minimum of 10 months and a maximum of 12 months. If you rent for the full 12 months and have paid 3 months upfront when you start the tenancy but want to finish your contract a little earlier for any reason you will get a 50% refund on the unusued rent after the 10 months minimum period. So if you left after 11 months of the 12 month contract you would receive a refund of half a months rent.

The deposit is £980, the first £100 of which needs to be paid in advance to secure the tenancy.
