Double room to lodge in a small 2 bed flat with ga

Looking for a female lodger for a double room in a small 2 bed flat with garden. Must be a pet friendly person- I have friends with pets who sometimes come for a cuppa. Would suit someone who likes a calm environment as I'm mostly chilled. The flat is 5 mins from a bus stop with regular buses to town & the University. Smokers welcome as there's a small garden to smoke in- I vape indoors but smoke outside. Since the flat isn't big, ideally, the person wouldn't be working from home but can negotiate on this point. I'm a friendly soul who is very happy in their own company & would be looking for somebody who is the same.
Happy to have cuppas & catch ups occasionally but I don't want someone who is looking for their home to be their social life nor party house.
There's a living room that I'm happy to be used if I'm not using it.
I enjoy reading, watching tv & catching up/walks/cuppas with friends & their pets if they are tugging along.
No deposit required, just month rent upfront.
Broadband, bills & council tax included. Parking is residents permit.
