A large attic room in a lovely Brighton house, shared with one other

A bright en-suite bedroom on the third floor has just come up in the shared house I rent. I'm looking for a vegan or veggie housemate who is sober (no alcohol or drugs in the house please), easy going, clean and tidy, and genuinely happy in a calm, quiet home. Probably best suited to someone 30+ who works outside the home.

The house itself is gorgeous. Three big bedrooms across three floors, a proper living room, a separate dining room, and a big kitchen with glass doors opening onto a newly refurbished patio with an apple tree and a plum tree. There's a laundry room too. I have the second floor (bedroom, office and bathroom), so the attic floor would be all yours.

Rent is likely to land around £750 a month plus roughly £195 for bills (Water, Energy, Insurance, Council Tax). I'm still finalising terms with the landlord, so those figures may shift a little. Please note if you are a student, you are welcome to apply, but I would need to split the council tax (as I do not have the budget to pay the extra that it would cost to house a student)

A bit about me: I work from home as a coach for divergent entrepreneurs, so most of my day is spent online in my office. Outside of work I love carboot sales and second-hand shops, self-help and business development books, saunas, running and the gym (when not pregnant), hot chocolate, the odd trip to the cinema, a good TV series, board games, big walks, and good food (though I'm not much of a cook). All things neurodiversity are close to my heart.

A bit of honesty about what I'm after. I'm pregnant, due mid January, and I'm looking for a peaceful home while I move through this next chapter. Good, warm, communicative energy matters a lot to me right now. This one won't suit anyone actively dating and bringing people back regularly. Single occupancy only.

Ideally, you'd stay through until at least December. If you're open to living alongside a newborn after that, let's discuss. As I'm also not sure if I will want to live alone by then. So I'd say confirmed until December and then negotiable after that date.
