Looking for someone lovely to join our slightly unconventional household in Hailsham.
The room is a large double 13'6 by 12'11 , furnished (or unfurnished your choice and the room could fit a small sofa if you wish) double in a four-bedroom character home which is a restoration project done with love with plenty of space to actually live rather than having to perform advanced furniture-Tetris every time you want to open a wardrobe.

You will have your own shower facilities, basin and toilet

The house is shared with me and my two children, aged 4 and 7, so this would suit someone who is comfortable living in a family home and wants somewhere friendly, relaxed and settled rather than a party house or completely anonymous house share. Although this is a family home, the room is nicely separated from the family sleeping areas. My children and I have our bedrooms on a different floor, giving you plenty of privacy and your own space

You’ll also need to be an animal person because we have what can only reasonably be described as a small supporting cast: three dogs (two King Charles Cavaliers and a Cavapoo), three cats, plus seven ducks outside. The house itself has lots of character being a cottage, we large garden that backs on to a forest and a comfortable, homely feel. I’m looking for someone who is independent, considerate and tidy, but who is also happy living somewhere where people occasionally chat in the kitchen (if you wish)and a Cavalier may regard your arrival home as the biggest event of its day.

Rent includes almost everything: gas/electricity, water, broadband, household bills, a cleaner every two weeks and a gardener. The only additional household cost is Council Tax, Band F your expected part would be half , which is not included in the advertised rent.

Location-wise, we’re well connected despite not being right in the middle of town (see we back on to a forest). The nearest bus stops around Woodside Hall/Ingrams Way have services towards Hailsham, Eastbourne, Brighton, Gatwick and Tunbridge Wells and a 30 second walk up the road, including the 28, 51, 53 and 500 routes. Polegate station is also around 3 km away.

The room is a genuinely large double, approximately 13’6” x 12’11”, in a four-bedroom character cottage that is very much a restoration project done with love.

It can be offered furnished or unfurnished, depending on what suits you. There is plenty of room for more than just a bed and wardrobe too. If you wanted to create a little sitting area or add a small sofa, you absolutely could. In other words, you can actually live in the room rather than having to perform advanced furniture-Tetris every time you want to open a drawer.

You’ll also have your own shower facilities, basin and toilet, rather than competing for the family bathroom first thing in the morning.

The house is shared with me and my two children, aged 4 and 7, so I’m looking for someone who is comfortable living in a family home and would prefer somewhere friendly, relaxed and settled rather than a party house or an anonymous revolving-door house share.

Although it is a family home, there is a good amount of separation and privacy. The room is on a different floor from our bedrooms, so my children and I aren’t sleeping immediately next door to you and you’ll have your own space when you want it.

You will, however, need to be an animal person because the household comes with what can only reasonably be described as a supporting cast.

We currently have three dogs, two King Charles Cavaliers and a Cavapoo, three cats, and seven ducks who live outside. The ducks have not yet been granted voting rights in household decisions, although negotiations remain ongoing. They do, however, produce excellent duck eggs in the warmer months, which have a habit of finding their way into the kitchen.

The house has lots of the quirks and character you’d expect from an older cottage. It’s not a grey-box new build and I’m slowly restoring and improving it, so it would particularly suit someone who appreciates a home with personality.

There’s also a large garden backing onto woodland, which makes the house feel surprisingly tucked away despite being well connected. It’s a lovely spot if you like greenery, wildlife, sitting outside with a coffee, or simply coming home somewhere that doesn’t feel surrounded by concrete.

In terms of the household itself, I’m looking for someone independent, considerate, clean and reasonably tidy, who wants their own life and space but is also comfortable living somewhere friendly. You’re welcome to chat in the kitchen, have a cup of tea and be part of the general household atmosphere if you want to, but equally there is absolutely no expectation that we all become one enormous sitcom family.

The Cavaliers may disagree with this arrangement and are likely to regard you returning home from work as the most important event to have occurred that week.
Rent includes almost everything, including gas and electricity, water, broadband and the usual household utilities. We also have a cleaner every two weeks and a gardener, which are included too.

The only household cost not included in the advertised rent is Council Tax. The property is Band F, and we’d agree your contribution separately, with the expectation being approximately half of the household Council Tax cost.

There is a bus stop roughly 30 seconds’ walk from the house, with routes providing connections towards Hailsham, Eastbourne, Brighton, Gatwick and Tunbridge Wells, including the 28, 51, 53 and 500 services. Polegate railway station is approximately 3 km away, so there are good options for commuters too.

This would particularly suit a working professional looking for somewhere settled and comfortable, who values having a large room and their own bathroom facilities, likes animals, is happy around children and would rather come home to an actual home than a traditional multi-room house share.

I say no pets allowed but it its a cat and they wont mind living with the animal brigade.. then I'm not against it.

It’s friendly here, but not intrusive. You can join in when you fancy it, disappear upstairs when you don’t, and occasionally accept payment from the ducks in the form of eggs
