Double Room in Clive Vale (Females only)

My lovely lodger has been moved to Eastbourne Hospital so I am therefore looking for a friendly, tidy full time working female to share my home with myself and my other lodger (a FY1 doctor) I also accept students who are on a 9 month placement at the Conquest or St Anne’s Centre. You will need to be child friendly as I sometimes look after my grandchildren; aged 6 and 12 years. I therefore don’t take anyone working from home or who works permanently nights. I also do not accept couples, males or pets.
The room is on the ground floor in a detached house in a quiet road in Clive Vale, which is near to the Hastings Country Park. It is a 10 minute drive to the Conquest Hospital and a 20 minute walk to the Old Town. It is very convenient for local shops, doctors, pharmacy, launderette and post office and is near to bus routes. There is free on road parking. I ask that you don't park on or over my driveway. Thank you.

The room is situated off the front living room. It is fully furnished with a small double bed (4ft), a pine wardrobe, chest of drawers, a dressing table, a 40" Smart television and a long mirror. The room has curtains and wooden blinds and looks out onto the garden. Bedding can be included if necessary.

There is a large shared kitchen/diner, a utility room with a washing machine and another utility area with a fridge for your use only and a drawer available in a shared freezer. On the ground floor, there is a shower room with a separate toilet; the shower would be used by both lodgers only.

The house has central heating and unlimited fibre internet. The rent is inclusive of all bills, this includes council tax and also all cleaning products and toilet paper (not laundry detergent). Plug-in heaters are not allowed in rooms.

There is use of the garden and patio area.

I take in short term students (3 to 4 days at a time). Their bedrooms are upstairs and they use the bathroom upstairs with myself.

Smoking is only allowed outside.

I would require a work and/or previous landlord/character reference and a deposit of £400 please. I also require you to read and sign a contract.
