I am looking for a flatmate to join me in my first floor flat overlooking Hove Lagoon.
What the room & flat are like:
The room available is an unfurnished bedroom, which has space for a single or double bed, depending on how much furniture you have. The room looks out over the downstairs garden, facing north. There is a small nook outside the room which can fit a large book shelf or provide extra storage for you.
The room is North-facing, so it is nice & cool in Summer compared to the living room, but warm in Winter with the central heating on.
The flat is really light & calm, with a view of Hove Lagoon & the sea from the living room. I love it here. It’s perfect for sea swimmers & beach lovers as its a 2 minute walk to the seafront. Everyone who visits says that it's a great space with a lovely feel to it.
The flat is centrally heated & double glazed.
There is a road on the south side (living room side) so you do hear a rumble of traffic during the day in the living room. The bedrooms are nice & peaceful.
I care about looking after the flat and keeping it tidy, so that it’s relaxing for both of us to live in. The layout is relatively minimal with the intention of creating a chilled living space for all. You will probably be able to tell from the photos if the space is for you or not.
I tend to work from home & so I am looking to share with someone who does not also work from home, as I use the space for various parts of my work.
Other things to note about the flat -
The occupants of the flat below are quiet and have been here for many years, so I am mindful of this. The nice thing about being just two people living in the flat is that you do not have lots of people coming & going.
The landlord lives locally & is really friendly & responsive - so the flat is well maintained.
On the structure of the flat - There is a shared entrance which is maintained by the freeholder of the flat below. There is some damp in the entrance & it is unsightly but it is also not in the flat itself so is not an issue.
As with most of Brighton & Hove there is space for permit parking all around - there is no on site parking. There is nowhere inside the flat to store a bike.

Rent & bills etc:
The rent is £750 per month & is not inclusive of bills.
I can provide a breakdown of additional utility bills & council Tax, just ask. The flat is in Council Tax Band B.
The agreement we’d have would be a Lodgers agreement with a settling in period of one month, and then a 6 month contract which can be extended if it feels right. I hope this brings some security for both of us & gives us a baseline agreement to go with.

I’m 37, & a self employed creative.
I’m quiet by nature & I spend some of my free time in my room, but it’s not my way all the time. I do love to chat too.
The space is a real sanctuary for me & so I’m really looking to share with someone who will take care of the space too - from their own initiative, & because they want to. The most important thing for me is that there is some sense of ease and flow between us as we occupy the flat together.
