For a single working person or student. Part time / wfh no problem.

The area is locally known as kemptown village, friendly area with a good selection of local shops, it is peaceful yet just a short walk to the bustle of kemptown main street with the clubs and bars.
3 min walk to Sea front.
Bus stop next to house.
3 min walk to RSC hospital.
Amex 12 min. Brighton centre 15 min .
The room -
Its downstairs on the lower ground floor.. Good privacy as the whole floor is your space.
It has a queen size bed ( small double full length x 4 ft wide ). A large desk space the length of the room.
Through the doors in the bedroom is a private enclosed yard for your own use.
Own bathroom with small shower off your hallway.
There is plenty of storage, a 1.2 metre long hanging rail in the hallway, with a large shelf above.
The bedroom has 2 chests of drawers shelving and ample space under the bed.
The room is approx 3.6 x 2.6 m
The hallway is L shaped.. 2.1 m wide x 1.6 / 1.2. m.
Shared, very large and comfy living room and fully equipped kitchen.
Looking for a clean tidy independent person.
Smoking is fine outside in yard or in your room if it's not excessive.
(Neither myself or other lodger smoke)
Sorry no pets.
I'm the live in landlady, open minded, and away quite a lot as I do part time live in work and spend summer at festivals. I love music films travel and art..
So most the time you share the house with just the one other female lodger, aged 30 she is quiet mature and considerate, and works from home 2 days a week, and has a boyfriend that visits for the weekend about once a month.
Is a peaceful home, we sometimes share a meal or have a movie night.
We are Lgbtq+ friendly
I am vegetarian, we have seperate pans.
Other lodger is not vegetarian.
