Small double with own bathroom in LGBTQ+ household

We're Emma (they/them) and Laura (she/her) and we're looking for a replacement tenant for our friend who is moving out this month.

The room:

The room is a small double on the ground floor, which you can customise to your liking. It fits a double bed and some bedroom furniture. You also get the bathroom on the ground floor to yourself as there are 3 bathrooms in the house. It's not technically an en suite because the bathroom isn't IN the bedroom but SpareRoom doesn't have an option for 'own bathroom' that's not en-suite. You will be the only person living on the ground floor as well so the space feels very private.

The house:

Ground floor: Your room, your bathroom, entrance hall and utility room with washing machine.

First floor: Kitchen, living room with balcony, and airing cupboard.

Top floor: Emma's and Laura's rooms and bathrooms

The area:
We're in Kemptown, literally 10 minutes from the beach (if that), close to Kemptown shops (including the indie bookshop and a ton of cafes). We're also right by the bingo if you're into that (don't worry you can't hear it from the house).

About us:

Emma is currently working full time for an NHS Trust in London (from home 4 days a week) and Laura owns her own business restoring and repairing historic wooden windows.

We're both queer neurodivergent millennials (cliche, we know). We're not big drinkers but we do enjoy hosting friends for socialising, board games, nerd activities and so on, and you'd be more than welcome to join and do the same.

We are looking for someone who is respectful, clean and tidy (essential, but also we get that sometimes things can get on top of you), and thoughtful and considerate. We'd love to add another queer neurodivergent to our little family but we're not judgy so give us a shout :)

The boring bits:

Rent is £630 a month, bills not included. Currently bills are coming to around £185 per person a month. The house is council tax band E. The deposit is £750 because we originally split it equally 3 ways and it’s proportional to the rent for the whole house.

The room will be available from the end of September, but the landlord uses an agency so will need to be able to pass the usual referencing checks.
