Lovely room for female in large house, Kemptown

Our lovely lodger is leaving us so we are looking for a laid-back, friendly female professional or student for this sunny, good sized single room overlooking the garden. Very large Victorian family house near to Queens Park in Kemptown, Brighton. You would share with myself & 3 young female professionals.. most bills included, including wi-fi, with a £20 supplement for energy bills.
Modern, well-fitted kitchen, cute retro bathroom and separate shower room, sun terrace and garden, with parking directly outside. Also we have a lovely cat, Moley.
Would prefer a friendly chilled & considerate female professional or student who is independent but likes sharing a homely, clean and welcoming house.
The centre is a 15-20 min walk, as is Brighton station, with lovely Kemptown village and the beach at the bottom of the road & plenty of buses to all parts of the city.
