What is included

£750 pcm INCLUDING BILLS (Fast fibre broadband, TV licence and Council Tax. Reasonable use of gas, electricity and water.) Food not included. £750 Deposit.

The accommodation

The double room (4m x 3.6m) is furnished with a single bed (soon to be upgraded with a double bed), large white desk with chair, a tall bookcase, two chests of drawers and a built-in wardrobe. Smoke alarm. Double-glazed with stained-glass windows.

Shared kitchen with induction hob, oven, toaster, microwave, fridge-freezer, smoke alarm, dishwasher, washing machine and heat-pump tumble drier.

Shared recently redecorated bathroom with separate, quadrant shower cubicle.

Lovely large garden with plenty of seating on patio for outside dining. Stunning views of the South Downs.

Location

Peaceful, popular neighbourhood. Most neighbours have enjoyed living here for many years and for good reason! Free on-street parking. Excellent access to A23 (for London, Gatwick and Heathrow) and to the Brighton by-pass, (both 1.5 miles away).

Preston Park train station is 1 mile away. On good bus route to Sussex University and Brighton University campuses at Falmer (4 miles away) and to city centre. Brighton Pier and beach are 3 miles away. The beautiful South Downs are 2 miles away.

Close to M&S Simply Food and Asda (both 1.5 miles away) and Aldi (2.5 miles away). Local coffee shop and Post Office are 0.4 miles away.

You and me!

I run my business full-time from home and have done so for over 7 years. I am a self-employed professional, serving mainly local families, many of whom have been clients for years.

I am an empty-nester! Consequently, I have a spare room which I would like someone to benefit from. Lodgers have enjoyed staying here previously for a total of 8 years; each staying for an average of 12 months.
The testimonial (see photo) from November 2023 is from a lodger who stayed with me in the room for almost 11 months.

I am looking for one person who I hope will enjoy living here. Single occupancy only. Either a professional or a post-graduate student. Clean, tidy, respectful, friendly and relatively quiet - somewhat like me!
