Room in lovely bright house with en suite bathroom

Light quiet house, 2 minutes to bus stop with buses to Brighton every 10 minites and very near the Downs and Mileoak farm with shop and cafe.
Co-op down the road open until 11pm every night.
I'm semi retired and work part time from home teaching guitar. I enjoy healthy meals( I'm not vegetarian) pottering in the garden, going out with friends, reading, practising music and making art.
The room available is a large dorma room with 2 windows south and north. It is newly decorated and has a good fitted carpet and storage space. There is an ensuite shower and loo.
I'm looking for someone who is self sufficient, friendly and tidy, and is working full time outside of the home. Students possible too.
I like to create a warm homely atmosphere, be sociable, cook healthy meals, and it's also important to have my own quiet time.
