Thanks for viewing this BILLS INCLUDED house share in Saltdean. The rent of each room includes gas, water, electric, council tax, wifi, tv licence.

The room is furnished with a bedframe and mattress, a flatscreen smart TV, and storage (wardrobe & chest of drawers), full length mirror, desk and chair. Upon your arrival you will find the bed made up with pillows, sheets duvet and cover, towels, (spare bedding for when the other set is being washed) and a get you started welcome pack. There is a large open–plan kitchen and living room with a comfortable sofa and large TV for everyone to use. The kitchen is supplied with an American fridge-freezer, additional free standing fridge freezer. washing machine, tumble dryer, dishwasher, microwave, kettle and toaster. (There will be space in the cupboards and fridge freezer provided for you to use) There is also a garden with seating space, a washing line to dry laundry outside if we get good weather days. The property also has 1GB Virgin Media fast Wifi included.

There is an upstairs large full bathroom with bath and separate shower, sink and toilet that is shared with two other people. There is also an additional bathroom downstairs that currently has a sink and toilet and will soon also have an additional walk in shower.

One of the upstairs bedrooms also has an ensuite bathroom which means that there is plenty of washing space for everyone.

ABOUT US AND THE PROPERTY
The property has been our family home for 25 years, but as our children grew up and moved on, we decided to make the house suitable for fixed price individual room rents with shared spaces.
We are husband and wife team acting as live-in landlords and reside in an interconnecting flat within the house, so we have our own kitchen/living room/bedroom and bathroom, and will spend most of our time there, so we will not usually need to use the communal areas although we regularly access the rest of the house for cleaning, repairs and maintenance.

Your bedroom is private and we will never go in without notice unless it is an emergency, and we are very respectful of each housemate's right to a quiet and comfortable place to live.

We are always on hand to deal with any maintenance issues or problems you may encounter. We really want to find people we can get along with, as well as can trust with the property when we are away.

The property is council approved and inspected and has all current safety regulations in place.

We are looking for friendly and respectful people to live with who want to call this place home. We welcome LGBT+ housemates, as well as people who are comfortable around and respectful of other people and the other housemates.

This property is situated in Saltdean, very close to the main Coast Road where very regular buses get you into central Brighton in around 15/20 minutes, and also serve Newhaven and Eastbourne.

It is a five minute walk to local shops including Co-Op, and there are also several bars, pubs and restaurants within walking distance. There is also FREE on-street parking available outside the property. It is a quiet area with mostly detached houses and families as our neighbours.

To rent a room you will need to provide 50% of your rent as a damage deposit, plus the first month’s rent on or before the day you move in. It is a monthly rolling lodgers agreement where you will simply need to give one month’s notice that you’re leaving in order for us to have time to advertise the room again. We will ask for a form of ID such as a passport or driving licence for security reasons. We will provide lodger’s agreements for both parties to sign.

The room is available for one person, NO COUPLES. NO PETS.

The room size is 3m x 3.4m and has two large openable windows with views to the South Downs. It is a bright and sunny room.

House rules are No Smoking inside (but outside and in the garden is fine) No candles or naked flames, Oil Burners, Incense Sticks, and No Drugs.
