I would consider letting the room to a couple for £1,000 PCM, subject to the following conditions.
I previously had a couple occupying this room, but their circumstances changed and one or both of them began working late shifts. Unfortunately, their changed working pattern resulted in noise and activity during the night, which disturbed the sleep of other housemates and caused difficulties within the household.
Therefore, I would consider a couple who are both daytime workers and are willing to fully respect and comply with the property's terms and conditions, particularly regarding noise and consideration for other residents.
I also need to make it clear that if your circumstances change in the future—for example, if you begin working late or night shifts, or you develop rifts with your partner resulting to quarrels and shouting and this starts affecting other housemates, I would expect you to make alternative arrangements or move to accommodation that better suits your new circumstances, rather than expecting an existing housemate who is comfortable and complying with the house rules to move out or constantly complain.
If you are happy with these conditions and believe the property would be suitable for your circumstances, I would be happy to consider your application.

The property features two communal bathrooms and one downstairs WC, a fully equipped kitchen, and a comfortable dining area. With 2 bathrooms and downstairs WC, you’ll experience minimal inconvenience during busy times.

This property is owned by a couple from Bengal who are part-time live-in landlords.

Location: The property is ideally situated just 0.6 miles (a 10–12 minute walk) from Braintree Freeport Station and approximately 0.9 miles (17–20 minutes’ walk) from Braintree Town Station. Nearby is the popular Freeport Braintree Outlet Village, home to over 85 designer and high street brands, along with a range of restaurants, entertainment venues, and a cinema.

Landlords pots and pan can be used on new move but tenants buy their own kitchenware within first week of moving in.

Ideal Tenant: I’m seeking a clean, respectful, and considerate working professional (No Self Employed, unless you can provide past 3 years UTR Tax calculation certificate) you must takes pride in maintaining shared spaces. If you expect others to clean up after themselves, the same is expected of you. That means wiping down kitchen surfaces, sinks, bathtubs, shower trays, and toilets after use. A house share can be enjoyable when housemates are mindful and responsible—but the opposite is also true. (If you are a person do not clean the kitchen worktop of crumbs, microwave for spills, oven, air-fryer grills & trays for grease, wipe clean, pots & pan before storing in kitchen cabinet, you are not suitable for this house) This house is grownup and responsible people only.

Senior students may be considered, provided they can supply a reference from a course tutor and have a guarantor willing to sign a rent default agreement.

There is a Tenancy agreement in place to keep this shared house clean, organised and in civil order. If you are not accustomed to house rules please don’t bother as viewing will be a waste of time for both parties.
Furthermore, I am not interested in housing:
Individuals who hold discriminatory views toward other races or cultures.
Those who believe that people from other ethnic backgrounds born here do not belong here.
Anyone with a criminal record.
Individuals who are aggressive or easily offended.
Those unable to provide references from their employer or previous landlords.
If you fall into any of above, move on as my place is not for you.

Proof of employment and a reference from your current or previous landlord.

For students: academic reference and guarantor.
